Seri Kembangan Property Guide 2026: MRT, the Southern Corridor and What’s Being Built

Seri Kembangan spent years being described as somewhere between Puchong and Kajang. That framing is out of date. The town now sits at the meeting point of three things that decide where Klang Valley families end up buying: a working MRT line, a university and hospital cluster that never stops generating demand for housing, and a road network that reaches KL, Putrajaya and the southern industrial belt without touching the Federal Highway.

This guide covers what has actually changed here, what is being built, and what to check before committing to a purchase in this part of Selangor.

Why Seri Kembangan is filling up

The MRT changed the arithmetic. The Putrajaya Line put Sri Kembangan and UPM stations on the doorstep of an area that used to be entirely car-dependent. For a household with one car instead of two, that is the difference between this address working and not working. Serdang Raya Utara and Serdang Raya Selatan sit just north, which puts Mid Valley and KL Sentral within a single ride.

The roads were always the strong point. Besraya runs into KL city, the SILK highway loops east toward Kajang and Cheras, the MEX heads to Putrajaya and KLIA, and the North-South Expressway is minutes away. Seri Kembangan is one of the few places in the southern corridor where you can be on three different highways within ten minutes of leaving home.

The demand base is institutional, not speculative. Universiti Putra Malaysia, Hospital Serdang, the Serdang industrial estates and the offices around Cyberjaya and Putrajaya all draw people who need to live within a reasonable drive. That produces steady, unglamorous demand — the kind that holds up when sentiment turns.

And it is still cheaper than what surrounds it. Compared with Bukit Jalil to the west or Kajang to the east, Seri Kembangan has historically priced below both while sitting between them. That gap is what draws buyers who have been priced out of the more established addresses.

What is being built now

New supply here is mostly mid-rise and high-rise on pockets of land inside the existing township rather than large greenfield masterplans — there is simply not much empty land left.

The most substantial current launch is Trinity Nordic Seri Kembangan, a freehold development on 4.73 acres with 714 units, laid out around a Nordic-inspired design brief. Layouts run from 937 sq ft to 2,014 sq ft across three to five bedrooms, including duplex units — an unusually wide range for a single development, which is what makes it worth a look whether you are buying your first home or moving a growing family out of a smaller unit.

Beyond that, the pipeline is a mix of serviced apartments near the MRT stations and smaller landed phases on the fringes toward Balakong and Seri Serdang. Older stock — the two-storey terraces of Taman Universiti Indah, Seri Kembangan town itself, and the shophouse rows along Jalan Besar — still turns over steadily in the subsale market.

Who actually buys in Seri Kembangan

Three groups, and they want different things:

Families moving out of KL. They want four bedrooms, two parking bays and a school within a short drive, and they are willing to trade a city address for space. For them the questions are the built-up they are actually getting and how far the block is from the MRT on foot, not on a map.

UPM and Serdang hospital staff. Proximity to work is the whole reason they are here. Smaller layouts near the stations suit them, and demand from this group is consistent rather than seasonal.

Locals upgrading within the township. The largest group, and the least visible. They already live in Seri Kembangan, know which roads flood and which shortcuts work, and are moving from an older terrace into something newer without leaving the area.

What to check before buying here

Tenure and land title. Freehold and leasehold both exist in this township, sometimes on adjacent parcels. Serviced apartments are usually on commercial title, which affects utility rates and financing margin. Ask before you like the show unit, not after.

The real walk to the MRT. “Minutes to MRT” in a brochure is often a driving figure. Walk it once, at the time of day you would actually be commuting.

Car park allocation. Two bays is standard on the larger layouts and one on the smaller ones. If a household runs two cars, this single line in the sales chart decides whether the unit works.

Built-up versus land. On landed stock, compare the built-up you are paying for against the lot — a wide frontage with a shallow build is a different house from a narrow one built deep, even when the square footage matches.

Completion date and the developer’s record. Ask for the current construction stage in writing, and check what else the developer has delivered in the Klang Valley and whether it landed on time.

Frequently asked questions

Is Seri Kembangan a good area to live in?

It suits households that want space and highway access without paying inner-KL prices, and it works particularly well for anyone whose work sits along the southern corridor — UPM, Serdang, Cyberjaya or Putrajaya. It is less suited to buyers who want to be walking distance from city amenities.

Which MRT stations serve Seri Kembangan?

The Putrajaya Line runs through the area, with Sri Kembangan and UPM stations serving the township directly and Serdang Raya Utara and Serdang Raya Selatan just to the north.

Is property in Seri Kembangan freehold or leasehold?

Both. Older township parcels are frequently leasehold, while several newer developments are freehold. Tenure is stated on each project’s own page — never assume it from the neighbourhood.

What size are the new units in Seri Kembangan?

Current launches run roughly from 900 sq ft two and three-bedroom layouts up to 2,000 sq ft duplexes. Landed stock in the surrounding taman is mostly 20 ft and 22 ft terrace housing.

How far is Seri Kembangan from KL city centre?

Roughly 20 km, or about 25 to 40 minutes by car via Besraya depending on the hour, and a single MRT ride to the Mid Valley and KL Sentral interchanges.
