Other figures circulate for the same two units (871 and 877 sq ft); when sources conflict, the plan sheet takes precedence, which is why this page uses 858 and 872. A villa block holds two separate units stacked one above the other, and neither shares a pool: each has a swimming pool of its own. As for the 800 pool suites housed in the pair of towers, no floor plan sheets have been released so far, so the water villas are the only layouts on record.

Location & Connectivity
Lexis Hibiscus 2 stands over the sea off Port Dickson, which is both Negeri Sembilan’s sole coastline and the nearest seafront to Kuala Lumpur. Its immediate neighbour is the first Lexis Hibiscus Port Dickson, opened by the same group back in 2017.
According to the brochure, Malacca is about 80 km away, Kuala Lumpur International Airport roughly 55 km and the Kuala Lumpur city centre around 100 km. Those are distances you drive occasionally, not daily. Access is via the Port Dickson–Seremban Highway onto the North–South Expressway, and the bulk of visitors arrive from the Klang Valley at weekends.
The town of Port Dickson is modest in size. For everyday shopping, residents use TF Value-Mart, Regina Mall and the supermarkets at Lukut. Port Dickson Hospital is in town, while Seremban Specialist Hospital lies roughly 35 km inland.

Why Buy at Lexis Hibiscus 2
A format you will struggle to find elsewhere. In Malaysia, individually sold overwater villas with their own pools are almost non-existent. Next door, the original Lexis Hibiscus has earned two Guinness World Records, for the largest number of overwater villas in one resort and for the most swimming pools at any resort, which shows how rare this type of product is.
Professional hotel management. Because Lexis Hotels & Resorts runs the property, maintenance of the F&B outlets, the shared areas and the structures over the water falls to an operator, not to a residents’ strata committee. When a building stands in seawater, that responsibility counts for more than on dry land.
State-owned land, bank-backed financing. Menteri Besar Negeri Sembilan (Pemerbadanan), a corporate body of the state government, holds the land, and a licensed bank provides the bridging finance. Few seaside projects come with counterparties this substantial.
Two bedrooms, two bathrooms and a private pool in every unit. Nobody ends up with a cut-down plan, a lone bathroom or a communal pool deck. Both levels follow an identical arrangement, as the floor plans here show.
Why Lexis Hibiscus 2 May Not Suit You
This is not a home you live in freely. Units here form part of the resort's hotel operation. Anyone approaching it the way they would approach a condominium — move in, rent it out privately, do as they like with it — has misread the product. Read the operating agreement before the brochure.
Commercial title, leasehold land. Commercial title means commercial rates for assessment and utilities, and banks treat commercial-title end financing differently from residential. The land is leasehold, not freehold. Neither is negotiable.
Completion is about 54 months from signing. The estimate is Q4 2028 and construction is at Stage 1. That is a long wait on a structure built over open water, where marine works are harder to schedule than ordinary piling.
The resale market here is thin. Port Dickson is a weekend coast, not a working city. Outside the resort operation there is limited local demand for a two-bedroom unit over the sea, which narrows the pool of future buyers considerably.
Plans exist for the villas alone. None have been released for the 800 pool suites across the two high-rise blocks. Buyers drawn to a suite over a villa currently have no layout to study.

Lexis Hibiscus 2 in Port Dickson, Negeri Sembilan suits most buyers best as a Type A (Upper Floor) water villa: 872 sq ft against 858 sq ft for the lower unit, with the same two bedrooms, two bathrooms and private pool. Take the lower unit only if a flight of stairs is a problem.
- Why the upper unit
- It is the top unit of its two-storey villa block, reached by its own staircase, so no one lives above you. Its bed 2 also takes in an armchair corner where the lower unit has its entrance passage.
- Pick differently if
- Type A (Lower Floor) (858 sq ft) if you want to walk in without a staircase. A pool suite in the two towers only once a floor plan is released.
- Check before you book
- Neither Type A plan draws a kitchen or a separate living room; bed 1 holds the sofa and opens onto the pool. Ask what you may fit out under the hotel operation before you book.
