Why Buy at OSK Ombak
Freehold beachfront land, with direct access to Balok Beach. Freehold coastal land on the east coast is genuinely scarce, and this is direct access rather than a road between you and the sand. The beachfront lagoon pool and the Blue Cove water play sit on the same frontage.
Dual-key layouts on both the two and three-bedroom types. Type B at 678 sq ft and Type C at 1,026 sq ft are both dual key — one entrance door, two self-contained sections. That is a genuinely different product from a straight two or three-bedroom, and it is not something you can create later.
Ten levels of side-by-side parking, no tandem bays. Side by side means two cars that leave independently. Seven lifts plus a bomba lift serve Towers A and C, and the development carries a GreenRE Silver certification across 5.99 acres.
Why OSK Ombak May Not Suit You
It is a 1,274-unit development. Three towers, two of them 36 storeys. That scale is what pays for the beachfront facilities, but it also means a busy pool deck, busy lifts and a lot of turnover. If you want a quiet building, this is not it.
The entry layout is a 450 sq ft studio. A building that starts at studio size and offers dual key throughout will hold a large short-tenancy population. That is fine if you want the same thing; it is worth knowing if you are buying a three-bedroom to live in.
It is a commercial title under HDA, and one type is unpublished. Assessment and utility tariffs may follow the commercial schedule — confirm which applies. The developer’s package also references a Type D alongside B and C, but no size or layout has been published for it, so it is not listed here.
