Look for Sun Sky Condominium just off Jalan Acorus, between Miri town and the Luak coast on the side nearest the airport. On the developer’s location map, Luak Esplanade is roughly 1.7 km away and Miri Airport roughly 3.1 km.
So the site lies toward the coast, well away from Miri’s older commercial centre. The closest landmarks most people would know are Beach Republic and Sekolah Menengah Sains Miri. You will drive rather than walk from here, but that applies to nearly every residential address in Miri.
As Sarawak’s second city, Miri grew up on oil, though today education, healthcare and cross-border movement with Brunei matter every bit as much. Curtin University Malaysia lies across town, and road traffic heading south to Bintulu uses the Pan Borneo Highway.

Is Sun Sky Condominium Right For You?
Why Buy at Sun Sky Condominium
Every layout is a generous three-bedroom. Each of the four types has three bedrooms and two bathrooms across 1,673 to 1,774 sq ft, and Types B, C and D also add a study. You will not find a studio, a one-bedroom or any compact unit padding out the mix, which is uncommon for any condominium and rarer still in Miri.
Completed, so you see exactly what you get. The Occupation Permit dates from November 2021. You can check the ceiling heights, the light, the width of the corridors and the direction the balcony faces in person before you commit, instead of guessing from a brochure.
A genuine set of shared facilities. Residents have two pools, a gym and a yoga room, a playground, a basketball court, a multipurpose hall, two recreational decks and a BBQ gazebo. Security is multi-tier, there is a guard house, and the whole development is gated.
Close to both the airport and the sea. Luak Esplanade lies roughly 1.7 km off and Miri Airport roughly 3.1 km. If you fly in and out of Miri often, or would rather live by the coast than in town, the location makes the case.
Why Sun Sky Condominium May Not Suit You
The lease is sixty years from the start, not ninety-nine. The brochure's statutory panel states a land tenure of 60 years. With the Occupation Permit dated 2021, a substantial part of that has already run. Banks price short-tenure leasehold differently from freehold or 99-year leasehold, and so will the next buyer. Get the exact remaining term from the title before anything else.
Five years of stock has already moved. Completion was in 2021. What remains is tail-end inventory, so the choice of floor, facing and wing is whatever is left rather than whatever you want.
Miri's resale market is thin. It is Sarawak's second city, not a metropolitan one, and large three-bedroom condominium units serve a narrow slice of local demand. Exiting takes longer here than it would on the peninsula.
Several specifications are not published. The developer's material does not state the maintenance charge or the land title category. Those need to be asked for directly rather than assumed.
It is not a walkable address. Everything here — town, schools, the airport — is a drive. That is normal for Miri, but it should be priced in rather than discovered later.

Sun Sky Condominium in Miri, Sarawak suits most buyers best as a Type D: three bedrooms, two bathrooms and a study in 1,773.90 sq ft, the largest of the four layouts and 100.10 sq ft more than Type C, which has the same rooms. Choose Type A (1,675.94 sq ft) only if you do not need the study.

- Its master bedroom sits across the living room from bedrooms 1 and 2, with Lav 1 entered from inside it, and the study, kitchen and laundry are grouped together on the master's side.
- Pick differently if
- Type B (1,695.31 sq ft) for a study layout that the site plan places in both wings. Type A (1,675.94 sq ft) if you would rather have no study.
- Check before you book
- On the plan the study has no door and no outside window. The units are completed, so stand in a Type D study before you count on using it as a room.
