Quick answer: The Shang Residence is a freehold condominium by Melaka developer Shang Height on Old Klang Road in Kuchai Lama, Kuala Lumpur. It is a single 38-storey building of 449 units on about 2 acres, with three layouts from 893 to 1,130 sq ft, 55 facilities and completion expected in 2029.
Old Klang Road has no shortage of new towers, so a newcomer has to offer something specific. The Shang Residence offers three things: freehold land, a single building of only 449 homes, and a plan for a 400 m covered walkway to the proposed MRT Line 3. It is also the first Klang Valley project from Shang Height, a developer best known in Melaka. This guide sets out what has been published so far and what is still to come.
Where The Shang Residence Sits
The site is on Old Klang Road in Kuchai Lama, in the southern part of Kuala Lumpur, among the established neighbourhoods of Taman Desa, OUG and Happy Garden. Mid Valley Megamall is about 5 km away, and Bangsar South and KL Eco City are a short drive further. The KESAS, NPE and MEX highways and the Federal Highway are the roads out.
The rail story depends on the future. The developer plans a 400 m covered walkway to the Jalan Klang Lama station on the proposed MRT Line 3. The line has not been built, so for now this is a car-based address with a possible rail link later. For other projects along the same road, see every new launch on Old Klang Road.
One Tower, 449 Homes
Most recent launches along Old Klang Road are twin towers with well over 1,000 units between them. The Shang Residence is one 38-storey building of 449 homes on a site of about 2 acres. In practice that means fewer households sharing each lift, the car park and the pool, and a management body with fewer owners to agree on things.
The trade-off is that a smaller building has fewer residents to share the cost of running its facilities. The developer’s answer is to keep the facilities modest in size and focused on how residents actually use them, which its founder says is meant to keep the maintenance charge manageable.
Three Layouts, All Family-Sized
There is no studio or one-bedroom unit here. The developer has released three layouts, Types A, B and C:
- Type A, 893 sq ft: three bedrooms and two bathrooms. The most compact plan, for a couple with one or two children.
- Type B, 1,076 sq ft: three bedrooms plus one and two bathrooms. The extra room can work as a study, a helper’s room or a guest room.
- Type C, 1,130 sq ft: four bedrooms and two bathrooms, for a larger household.
Every layout has two bathrooms, so the choice comes down to how many rooms you need. The middle layout is only 54 sq ft smaller than the four-bedroom unit, which makes it the flexible option. On the developer’s plans, that middle layout’s extra room is a study beside the front door, and all three layouts mark the wall between bedrooms 2 and 3 as hackable.
55 Facilities on Four Levels
The developer counts 55 facilities, spread across the ground floor, Level 1, Level 8 and the Level 38 rooftop. Those named so far include a 30 m infinity pool, a fitness studio, a yoga and pilates studio, a Himalayan salt sauna and a pickleball court. For gatherings there are party and hotpot pavilions, a mini theatre and KTV rooms, and a sky dining pavilion and sky Jacuzzi on the roof. A podcast studio, a co-working lounge and private meeting suites cater to people who work from home, and there is a garden for pets.
Who Is Behind It
Shang Height Realty was founded in Melaka in 2015 by Alan Tee Kai Loon. The company says it has completed more than ten projects there, with over 2,000 homes and shops. The Shang Residence is its first project in the Klang Valley. The project company, Linc Venture Land Sdn Bhd, is part-owned by Lincotrade & Associates, a Singapore-listed interior fit-out firm, which announced the project’s soft launch on 28 February 2026 and put completion at 2029.
What to Check Before You Book
Two things are worth getting in writing. First, the land title: the developer’s own product page calls the project a serviced apartment, which usually means commercial land with higher quit rent and assessment than a residential title. Second, the delivery terms in the SPA, given a 2029 completion and a developer that is new to Kuala Lumpur.
