Most new launches around Kuala Lumpur’s eastern edge are towers. Ukay Spring is one of the few landed schemes there: a gated enclave of semi-detached homes and link villas by Malton Berhad in Ukay Perdana, Ampang, on a hillside that looks across to the Klang Gates Quartz Ridge.
This guide covers what the project is, its house types, the facilities, the location and what to check before you book. It draws on Malton’s project microsite, its 2025 annual report and its preview pages; the built-up sizes are from property portal listings, and prices are left out on purpose.
What Ukay Spring is
Ukay Spring is a 56-acre masterplan in Ulu Kelang, under the Ampang Jaya Municipal Council. Its first phase, split into Phase 1A and 1B, has 142 stratified landed homes: 26 three-storey semi-detached homes and 116 two-and-a-half-storey link villas, according to Malton’s 2025 annual report.
Malton unveiled Phase 1 in May 2026 and held sales previews at its gallery on Jalan UP 3/3 in July and August. The annual report records the land as leasehold, expiring in February 2107. A completion date has not been announced.
Two house types
- Semi-detached homes sit on 40′ x 90′ lots over three storeys. Portal listings give about 4,734 sq ft of built-up, six rooms plus a maid’s room, and a home lift.
- Link villas sit on 22′ x 80′ lots over two and a half storeys. Portal listings give about 3,136 sq ft for an intermediate unit and 3,453 sq ft for a corner or end unit, with five bedrooms plus a maid’s room.
Malton’s preview pages list engineered timber flooring in the bedrooms, a smart digital lockset, centralised solar water heating and premium sanitary fittings for the link villas, and an EV-ready isolator switch in every home. Malton has not yet published floor plans, so ask for the plan of the exact lot you are offered.
Facilities and grounds
The clubhouse is reserved for Phase 1 residents and has a swimming pool, a gymnasium, a BBQ area, a multi-purpose hall that doubles as a pickleball court and a children’s playground. Outside it, the masterplan keeps a 6.3-acre private forest, a jogging path, a linear park and pocket gardens.
Because the homes are stratified, the internal roads, guardhouse, clubhouse and green spaces are common property run by a management body. Malton describes a single controlled entrance, 24-hour surveillance and regular patrols.
Location: Ukay Perdana, Ampang
Ukay Perdana is a hillside enclave near Taman Melawati, with Zoo Negara and Melawati Mall both within about 3 km in a straight line. The site faces the Klang Gates Quartz Ridge, which Malton describes as the longest pure quartz ridge in the world, and the Bukit Tabur trails are close by.
This is a car-led address. The Middle Ring Road 2, DUKE, AKLEH, SPE and SUKE are all nearby, and the planned East Klang Valley Expressway will meet MRR2 at the Ukay Perdana Interchange. Malton puts Setapak 10 to 15 minutes away and Cheras 15 to 20 minutes away by road.

Who Ukay Spring suits, and who it does not
Ukay Spring makes most sense for a larger household that wants a landed home with room for a live-in helper, behind a guarded fence and close to green space, without moving out of the city’s highway network.
It suits buyers less well if they want an individual freehold title, a home within walking distance of a train, or a smaller house. The homes are strata on leasehold land, the nearest LRT station is several kilometres away, and the smallest unit is a five-bedroom link villa.
What to check before you book
- The advertising permit. Ask to see the permit particulars, which give the tenure, lease expiry and expected completion.
- The built-up and the plan. The sizes so far come from portal listings. Confirm the built-up of your lot in the sale and purchase agreement and ask for its floor plan.
- Corner and end lots. Ask for the exact lot dimensions; corner lots can differ from the standard 22′ x 80′.
- Strata charges. Ask for the expected monthly maintenance charge and sinking fund for the shared areas.
