Royal Lexis KLCC
Royal Lexis KLCC is a freehold serviced residence rising 66 storeys on Jalan Sultan Ismail, in the heart of Kuala Lumpur’s golden triangle. Developed by KL Metro Group and operated by Lexis Hotel Group, the project stands 326 metres tall and holds 371 units for sale across Levels 11 to 45 — and every single one of them comes with its own private pool on the terrace.
Quick answer: Royal Lexis KLCC is a Freehold High Rise Condominium development by KL Metro Group in Jalan Sultan Ismail, Kuala Lumpur. It offers 371 units with 1 to 2 bedrooms, from 573 to 1,155 sq ft, with completion targeted for Q4 2029.
A 66-Storey Address on Jalan Sultan Ismail
Jalan Sultan Ismail is one of the few streets in Kuala Lumpur that needs no introduction. It runs through the middle of the golden triangle, linking Bukit Bintang’s retail belt to the KLCC precinct, and it has carried some of the city’s best-known hotels and offices for four decades. Royal Lexis KLCC sits on a 0.71-acre parcel along this stretch, which is a compact footprint for a tower of this height — the result is a slim, single-tower silhouette rather than a podium-and-blocks arrangement.
At 326 metres and 66 storeys, the building places its residential floors high above the surrounding streets. Levels 11 to 38 hold 11 units per floor, while Levels 39 to 45 taper to 9 units per floor. Half the units face east toward the Petronas Twin Towers; the other half face west, taking in the KL Tower and the full height of Merdeka 118. There is no bad orientation here, only a choice between two of the most recognisable skylines in Southeast Asia.
Unit Types at Royal Lexis KLCC
Four layouts are offered, ranging from a compact 573 sq ft single-room unit to a 1,155 sq ft two-bedroom. Type C is the largest allocation in the building at 175 units, and every Type C is configured as a dual key — two self-contained halves, each with its own bedroom, bathroom and entrance door, joined through a shared central space.
| Type | Size | Bedrooms | Bathrooms | Units |
|---|---|---|---|---|
| Type A | 573 sq ft | 1 | 1 | 112 |
| Type B | 802 sq ft | 1 | 1 | 70 |
| Type C (Dual Key) | 1,085 sq ft | 2 | 2 | 175 |
| Type D | 1,155 sq ft | 2 | 2 | 14 |
Layout & Floor Plan
Type A (573 sq ft) — a single-room layout with the bedroom set against the pool terrace and the bathroom running along the opposite wall. The wardrobe sits beside the entrance so the walk-in path stays clear of the sleeping area, and the terrace holds both the private pool and a seating corner.
Type B (802 sq ft) — the same one-bedroom principle with 229 sq ft more breathing room. The extra depth goes into a longer terrace and a wider living zone, which is the difference between a room with a pool attached and a unit you can actually spread out in.
Type C (1,085 sq ft, dual key) — two mirrored halves, each with one bedroom and one full bathroom, sharing a central lobby and one private pool across the front. Each half locks independently. This is the layout to look at if you want the flexibility of separating a guest wing, an elderly parent, or a working space from the main living area without leaving the unit.
Type D (1,155 sq ft) — the largest and rarest layout, with only 14 units in the entire building. Two bedrooms and two bathrooms in a single connected plan rather than the split-key arrangement of Type C.
Two typical floor plates are also published — one covering Levels 12 to 38 and one for Levels 39 to 45 — showing exactly where each unit type sits on the floor and which direction it faces.

Location & Connectivity
The site sits within walking distance of Bukit Bintang’s retail and dining strip and a short drive from the KLCC precinct. Pavilion Kuala Lumpur, Lot 10 and Fahrenheit88 are all in the immediate neighbourhood, as is Jalan Alor for late-night food. Raja Chulan and Bukit Nanas monorail stations are both close by, and the KLCC and Bukit Bintang LRT and MRT stations put the rest of the Klang Valley within reach without a car.
Jalan Sultan Ismail itself connects directly to Jalan Ampang and Jalan Tun Razak, which feed onto the SMART Tunnel and the Ampang–Kuala Lumpur Elevated Highway. Kuala Lumpur International Airport is roughly 55 kilometres south, reachable via KL Sentral on the KLIA Ekspres.
Developer Background
KL Metro Group is a Malaysian property and hospitality group whose portfolio spans resort and city hotel developments, including the Lexis-branded properties in Port Dickson and Penang. Royal Lexis KLCC continues that pattern in the capital: a residential tower operated under a hospitality group rather than a conventional management office. Construction began in April 2025 under a 54-month programme, with completion targeted for the fourth quarter of 2029. The approving authority is Dewan Bandaraya Kuala Lumpur.

Frequently Asked Questions
Is Royal Lexis KLCC freehold or leasehold?
Royal Lexis KLCC is freehold. The land title is commercial and the development is classified as a serviced residence outside the Housing Development Act.
What unit types are available at Royal Lexis KLCC?
Four layouts: Type A at 573 sq ft, Type B at 802 sq ft, Type C at 1,085 sq ft in a dual-key configuration, and Type D at 1,155 sq ft. Type A and B are one-bedroom; Type C and D are two-bedroom.
Does every unit really have a private pool?
Yes. All four layouts include a private pool on the unit’s own terrace, sized to the unit — from 4.1 metres long in Type A up to 6 metres in Type C.
When will Royal Lexis KLCC be completed?
Construction started in April 2025 on a 54-month schedule, with handover targeted for the fourth quarter of 2029.
Is there car park allocation for owners?
No. The podium car park on Levels 2 to 8 serves hotel guests, and there is no parking bay allocated to individual unit owners. This is worth factoring in if you intend to own a car and stay here full time.
How many units are there in total?
371 units are offered for sale, spread across Levels 11 to 45 of the 66-storey tower.
Where exactly is Royal Lexis KLCC located?
On Jalan Sultan Ismail, Kuala Lumpur, within the golden triangle between the Bukit Bintang retail belt and the KLCC precinct.

Is Royal Lexis KLCC Right For You?
Why Buy at Royal Lexis KLCC
Every unit has its own pool. Not a shared rooftop deck — a private pool on your own terrace, in all four layouts, sized from 4.1m in Type A to 6m in Type C. On a 0.71-acre site in the golden triangle that is an unusual thing to be able to buy at any size.
Two skylines, no bad side. East-facing units look at the Petronas Twin Towers; west-facing units get KL Tower and the full height of Merdeka 118. Residential floors start at Level 11 and run to Level 45, so the views clear the surrounding rooftops.
Dual key on the largest allocation. All 175 Type C units split into two lockable halves, each with its own bedroom, bathroom and door. That flexibility usually shows up in one or two token units — here it is nearly half the building.
Why Royal Lexis KLCC May Not Suit You
There is no car park for owners. The podium bays on Levels 2 to 8 serve hotel guests only. If you drive daily and expect a bay that comes with the unit, this building does not have one, and monthly parking nearby is your problem to solve.
It is a hotel-operated building, not a quiet condo. Lexis Hotel Group runs the property, and the facility floors — ballroom, restaurants, bars, spa — are built for footfall. If you want a residents-only lobby where you recognise your neighbours, this is the wrong shape of building.
Handover is Q4 2029. Construction started April 2025 on a 54-month programme. That is four years of waiting, and off-plan means checking the SPA terms and the developer delivery record before you commit.
