Layout & Floor Plan
Type A (425 sq ft) is one open studio, 8,500mm deep and 4,650mm wide. Placing the entrance and bathroom towards the back of the unit keeps the whole width of the window unobstructed, and the air-conditioning ledge is pushed into the far corner. Nothing breaks up the space, so the way you zone it comes down to where the furniture goes.
Type A1 (450 sq ft) follows the same idea but widens to 4,915mm, adding 25 sq ft. That extra width is given over to the living area, not to the service areas.
Both suite layouts face one of two directions, and the key plans published by the developer label them plainly: Genting View to the north and KL Skyline View to the south. Stacks 1 to 6 and 9 to 16 sit on the main floor plate, with stacks 7, 8 and 17 on the separate wing.

Location & Connectivity
The site is a short walk from the Saloma Link, which crosses the Klang River into the KLCC precinct — the Petronas Twin Towers, Suria KLCC and KLCC Park are all on the far side of that bridge. Kampung Baru LRT station is the nearest rail stop on the Kelana Jaya line, with the KLCC and Ampang Park stations a further stop along.
By road, Jalan Tun Razak runs along the eastern edge of the neighbourhood and connects onward to the SMART Tunnel, the Ampang–Kuala Lumpur Elevated Highway and the DUKE. Jalan Ampang leads west into the city centre and east toward Ampang and Gombak.

Why Buy at Sutera Suites
KLCC is within walking distance. Right beside the site, the Saloma Link crosses directly into the KLCC precinct, with the Twin Towers, Suria and KLCC Park all on the other side. Few homes of this size let you skip the car for an evening out in the city centre.
Amenities up in the sky as well as on the podium. Besides the facilities podium on Level 8, Level 41 has a Sky Business Lounge and Level 43 a Sky Entertainment Hub. Towers of a similar size usually offer a single deck close to ground level.
A genuine starting size for this location. At 425 sq ft the suites are deliberately compact, and the unbroken floor plate makes them simple to furnish and simple to sell on later. No stack faces inwards: each unit looks towards either Genting or the KL skyline.
Why Sutera Suites May Not Suit You
Handover is not until 2031. That is five years away. For an off-plan buy that far out, the SPA wording and the developer’s delivery track record outweigh anything the render shows, so study both.
A lease that runs out in 2125. The land is leasehold, leaving a little under a hundred years at handover. Against a nearby freehold title, the gap will come up when you resell and can affect how some banks assess the loan.
The suites side is studio-only. Units are 425 or 450 sq ft with no wall around a bedroom. Buyers who want a separate bedroom must turn to the service apartment component, but its layouts are still unpublished, meaning you would sign before seeing a floor plan.
