Layout & Floor Plan
Type A (550 sq ft) is the compact one: a single bedroom with an adjoining study nook, one bathroom, and a combined living and dining area opening to the kitchen. It suits a single occupant or a couple who need a work corner more than a second bedroom.
Type B (768 sq ft) puts three bedrooms into a footprint most projects would give two. The master takes the outer corner, the two secondary rooms share a common bathroom, and the plan carries a balcony and a separate dry yard off the kitchen — so laundry stays out of the living space.

Why Buy at SCP Westfield Residences
Freehold in USJ 1, with both a BRT and an LRT station on foot. The covered walkway reaches BRT South Quay USJ 1 in about 180 metres, and LRT USJ 7 on the Kelana Jaya line is about 600 metres away. Very few addresses in the Klang Valley are served by two rail lines at walking distance, and fewer still on a freehold title.
Shopping on foot, Sunway by BRT. Mydin and Giant USJ 1 are about 30 metres from the site boundary. A few BRT stops along the line bring you to Sunway University, Monash, Sunway Medical Centre, Sunway Lagoon and Sunway Pyramid, useful for anyone at home who works or studies in Bandar Sunway.
Built specs above the usual. Ceilings run about 2.95 metres against the 2.6 to 2.8 metres most new high-rises give you, and each tower has five lifts for thirteen units a floor. The Level 8 podium carries a 50-metre pool alongside a pickleball court, badminton court, mini theatre, e-sports room and communal kitchen.
Why SCP Westfield Residences May Not Suit You
Completion is Q1 2031. That is more than four years of waiting, and the whole build is still on paper. If you need somewhere to live in the next year or two, this is the wrong project. Read the SPA delivery clause and look at how SCP Property has performed on handover dates before you commit.
It is a dense scheme. 928 units across two 44-storey towers, thirteen to a floor. Five lifts per tower is generous, but peak-hour mornings in a building this size are still peak-hour mornings, and the facilities are shared by a large community. If low density is what you are after, this is not it.
USJ 1 is a working interchange, not a quiet suburb. KESAS, the NPE and the LDP all meet here, and the site sits beside an established commercial strip rather than open green. The trade you are making is convenience and connectivity in exchange for traffic, activity and an urban outlook.

SCP Westfield Residences in USJ 1, Subang Jaya suits most families best as a Type C: three bedrooms plus a study with its own door and window, in 868 sq ft, only 100 sq ft more than Type B. Go up to Type D (1,008 sq ft) only if you need four bedrooms and three bathrooms.

- The study opens off the same inner corridor as the bedrooms, away from the living room, so it can be a home office or a nursery. The master has its own bathroom; bedrooms 1 and 2 share Bath 1.
- Pick differently if
- Type B (768 sq ft) for three bedrooms without the study. Type D (1,008 sq ft) for four bedrooms, with Bedroom 1 and its own bathroom across the living room from the rest.
- Check before you book
