Layout & Floor Plan
Type A (595 sq ft) is the 1+1: one bedroom, one bathroom, and the “+1” drawn on the plan as a kid’s room off the foyer. Living, dining and an open kitchen run along one side with a balcony off the living area. For 595 sq ft, getting a second enclosed room rather than a wider living area is the trade being made.
Type B (857 sq ft) is the 2+1 with two bathrooms. Bedroom 1 and Bedroom 2 sit at opposite ends with the living and dining between them, and the “+1” is again a kid’s room, next to the foyer. The kitchen here gains a separate pantry and yard, so laundry and wet cooking stay out of the living space.

Why Buy at Aliva
Ten units to a floor, 499 in total. That is a small building by Johor Bahru standards, and it is the number that makes everything else here work — 38 facilities on one podium level stay usable rather than oversubscribed, and lift waits stay short. Freehold on top of that means no lease expiry and no state consent on a future sale.
Every layout is a "+1" plan. The 595 sq ft is a 1+1, the 857 sq ft a 2+1, the 1,075 sq ft a 3+1. The developer spent the extra area on a separate room rather than a bigger living area — a kid's room in the smaller two, a utility room in the largest. If you need a door rather than a corner, that is the whole argument.
The convenience layer is at street level and already specified. A commercial boulevard runs under the building with a child care centre, grocer, café, laundry, courier and dark kitchen. Upstairs the podium carries separate halal and non-halal live kitchens and BBQ pits — a detail most developments skip entirely.
Why Aliva May Not Suit You
Completion is Q4 2026 and it is a commercial title. The unit is still being built, so read the SPA delivery clause and look at Astaka Padu's handover record. The commercial title under the HDA also means utilities and assessment are billed at commercial rates, not residential ones — budget that monthly, not just at purchase.
Only the three-bedroom gets two car park bays. The 1+1 and the 2+1 get one each. In a car-led address like Mount Austin, a two-working-adult household in a Type A or B unit is going to feel that immediately.
Mount Austin is mature, which cuts both ways. The food, schools, clinics and banks are already built out rather than promised — but so is the traffic. There is no rail station within walking distance, and the area is busy at the hours you would actually be moving.
