What separates this from the two towers beside it
The number that matters most here is 28 units to a floor. That is a dense floor plate by Penang standards, and it is the reason the lift count is worth reading twice: eight passenger lifts plus two service lifts. Ten lift shafts for 28 doors is generous provisioning, and it is fixed at construction — you cannot add a lift later, and no amount of management fee solves a building that was under-lifted from day one.

Why Queens Residences 3 May Not Suit You
Twenty-eight units to a floor is a dense floor plate. The lift count answers for it, but the corridor is still long and the lift lobby still fills at 8am. If you have lived somewhere with six or eight doors to a level, this will feel different. Ask to view a high floor and a low floor before you choose a stack.
The build timeline is tight against the stated date. The developer recorded the structure at the fifth floor as at March 2026 against a completion stated as end of 2027. That is twenty storeys in under two years. Ask for the current progress figure and read the SPA delivery clause rather than the launch material.
A seafront address inside a retail precinct is not a quiet one. Queensbay Mall draws traffic all week and the promenade is public. You are buying convenience and a view, not seclusion. If quiet is the priority, the north coast will suit you better than Bayan Lepas.
