96 homes on 0.82 acres is about 117 units per acre. That is low by high-rise standards, which usually shows up as more open ground and fewer people sharing the lift lobby.
Car parking is Podium from ground to level 3 — one bay per unit. In a completed development this is one of the few things you cannot renegotiate afterwards, so check it against how many cars you actually run.

Why Buy at Ayana Residence
Every one of the 96 homes is a 900 sq ft three-bedroom. There is no compact layout in the block. The four types differ by position rather than by size — Type A sits beside the lift with a larger kitchen, the rest vary by stack. That means the households around you are broadly the same as yours.
Gated and guarded with 24-hour security, on a 0.82-acre site. Ninety-six homes behind a single controlled entry is a small, manageable community rather than a tower block. A children’s playground and a community hall sit on Level 3, above the car park podium.
It is an affordable-housing scheme, which changes how you can pay for it. Buyers can apply under PN1 or PN4 and EPF withdrawal is permitted. That is a genuinely different financing route from an open-market purchase — check your eligibility with the state before you fall for a unit.
Why Ayana Residence May Not Suit You
One car park bay per unit, and that is the allocation. The podium runs ground to Level 3 and each home gets a single bay. On a mainland address with no rail at the door, a two-car household will be parking the second car outside. Ask the developer in writing whether an extra bay can be purchased at all.
Affordable-housing schemes come with strings. Eligibility criteria, state approval and a resale moratorium are normal on PN1/PN4 stock. None of that makes it a bad buy, but it does mean you are not buying something you can flip. Read the state conditions before you commit.
Twelve doors to a floor, served by two lifts. The floor plate is dense for a block this size and there is no third lift if one goes down for service. Ceilings are 9.5 ft, below the 10 ft that newer Penang stock has been offering. Stand in the lobby at 8am before you decide.

Which unit should you choose at Ayana Residence?
Ayana Residence in Telok Air Tawar, Butterworth suits most buyers best as a Type A: the same 900 sq ft with three bedrooms and two bathrooms, but on the 12,000 mm wide plan, which puts all three bedrooms and the living room on the outer wall. In Types B, C and D, bedroom 2 faces the yard.
- Why Type A
- The master's bathroom opens from a lobby inside the bedroom, so it is en-suite; bedrooms 1 and 2 share the other bathroom off the corridor. The kitchen is also longer than in the other three plans.
- Pick differently if
- Type B (64 of the 96 units) if a yard-facing bedroom 2 suits you; its master, bedroom 1 and living room keep outside windows. Type C or D if you want a corner unit.
- Check before you book
- The completion target was Q3 2026, which has now passed. Ask for the current construction stage and get the vacant possession date written into your SPA.
