Roughly a kilometre and a half separates the development from both Station 18, where you will find Lotus’s and AEON, and Falim’s AEON BIG, while the Ipoh-Lumut Highway, heading for the coast, is two kilometres away.

Why Buy at Vista Tropika
An additional twelve feet at the rear. This is in addition to the lot itself, which measures 16 ft by 75 ft, and it gives an otherwise compact terrace a rear yard you can actually use. Brick fencing encloses the front, side and back, and the porch, which fits two cars, is pre-wired for an auto gate.
Four bedrooms and three bathrooms on 1,216 sq ft. The ground floor carries a bedroom with the third bathroom beside it, so the house works for three generations without anyone climbing stairs. Seventy-two houses across four blocks of eighteen.
Station 18 is 1.5 km away. AEON, Lotus’s and AEON BIG are all on that stretch, which is the main retail anchor for southern Ipoh. The surrounding neighbourhood is built out rather than under construction.
Why Vista Tropika May Not Suit You
It is a 16 ft frontage. Narrower than the 20 ft standard, and that shows up in the width of every room. The 12 ft of rear land compensates on depth rather than width — walk the show unit before you decide whether the proportions work for you.
Leasehold to 2120, and not gated and guarded. Just under a century of lease remaining, no perimeter and no guardhouse. Neither is a defect at this level, but both are things you cannot change later.
The completion date on record has already passed. The developer’s January 2023 estimate was March 2024. Ask directly what stage the scheme is at now and whether units are handed over, rather than working from any published date.
