Marminton Homes, Raja Uda: A Finished Freehold Block to Inspect

Quick answer: Marminton Homes is a completed freehold condominium by Sungguh Gemilang Development in Raja Uda, Butterworth, Penang. Its single 14-storey block holds 112 units in three layouts of 1,130 to 1,323 sq ft, all with three bedrooms and two bathrooms, and eight three-storey terraced houses share the gated site.

Plenty of Penang mainland projects sell from a brochure and a show flat. Marminton Homes is different because the building is already standing, and the developer lends agents the keys to real units. That changes what you should check before booking, and this guide walks through it. The unit table, plans and specification sit on our Marminton Homes property page.

What Is on the Site

The plot measures about 2 acres off Jalan Cantek. It holds one condominium block plus eight terraced houses of three storeys, all behind a single guarded entrance. The block stacks its uses neatly: a surau, the management office and mailboxes on the ground floor, parking on Levels 1 to 3, a facilities floor on Level 4, and homes from Level 5 up to Level 13A.

Twelve apartments share a typical floor, and the top floor, 13A, holds four. Two lifts serve the block. With 112 apartments in total, this is a small community by mainland standards, which means quieter lift lobbies but also a shorter list of shared amenities.

Three Layouts, Same Bedroom Count

Type A covers 1,130 sq ft and occupies positions 1, 2, 3 and 3A on each floor. Entry is through a small foyer beside the kitchen, and the dining and living areas run in one long room to the balcony. A corridor serves three bedrooms, two bathrooms and a drying yard. It has no separate utility room.

Type B, at positions 5 to 8, measures 1,300 sq ft, while Type C, at positions 9 to 12, comes to 1,323 sq ft. The two are mirror images. Each adds a utility room behind the kitchen and a larger main bedroom of about 14.7 square metres, and Type C’s living room is slightly bigger than Type B’s. The brochure counts 36 units of Type A, 36 of Type B and 40 of Type C.

Since every plan has three bedrooms, the step up from A to B or C is about storage and space, not headcount. Families that run a helper or need a store room will value the utility room; a couple may find Type A plenty.

Parking Depends on Your Floor

This is the detail to settle first. According to the developer’s terms, units on Levels 5 to 8 come with one car park, and two bays are attached to every unit from Level 9 to 13A. No additional bays are sold. A household with two cars should therefore start its search on Level 9 or above, and confirm the bay numbers in the sale documents.

The specification sheet gives a ceiling height of 2,970 mm and includes tiled floors throughout the apartment, bathroom walls tiled to the false ceiling and a timber main door.

The Facilities Floor

Level 4 holds a swimming pool, a children’s fun pool and a jacuzzi pool, along with a gym, a sauna, a multi-function hall, a kindergarten, a children’s playground, a reflexology path, a game area and a recreation area. The owners of the terraced houses use the same floor, so it serves 120 households in all. Security is described as single tier, with a guardhouse and boom gate at the entrance.

Is It Really Finished?

On the developer’s statutory panel, completion was set for November 2022. The material available to us does not print a certificate date, but the March 2026 Summary describes viewings of actual units using keys from the developer and maintenance charged from vacant possession. Ask our consultant for the CCC date and inspect the condition of the specific unit you shortlist.

What to Check at the Viewing

Because you are standing in a real apartment, use the visit well. Note which way the balcony faces and how much afternoon sun reaches the living room. Ask which bay numbers come with the unit and where they sit in the car park levels. In Types B and C, open the utility room and drying yard to see how they ventilate. Residents carry their rubbish down to the ground floor, according to the developer, and the water tanks sit on the top floor, so a high-floor buyer may want to test the water pressure.

Living in Raja Uda

Raja Uda is an established neighbourhood of Butterworth. The developer’s map places the shophouses and banks of Jalan Raja Uda one street west, with SRJK(C) Kwang Hwa, SRJK(C) Chung Hwa Pusat, SJK(C) Chung Hwa 1 and SMK Kampong Kastam in the surrounding streets. Bagan Specialist Centre lies towards Jalan Permatang Pauh. The Elements Garden condominium is the immediate neighbour.
