Where Amansara North Sits in Setia Fontaines
Setia Fontaines is a 1,691-acre township in Kepala Batas, centred on a 100-acre Heritage Park, with a musical fountain as its showpiece. Amansara North takes its north-east corner, close to where the township opens onto Jalan Tun Hamdan Sheikh Tahir. Amansara South, already sold out, lies directly below it, and the City Centre Business Hub, the township’s commercial core, lies roughly 500 m off.
The precinct was built in three phases. Phase 1 on the eastern side has 192 homes and Phase 3 on the western wedge has 179; these are the two offered through IQI. Phase 2, between them, carries its own permit and remains a building site until its December 2026 target.
One Floor or Two on the Same Lot
Four of the five designs share a 22′ x 73′ lot, which makes comparison straightforward. The single-storey pair, Charm and Rejoice, each give you three bedrooms and two bathrooms, starting at 1,385 sq ft. In both, the master bedroom and its bathroom face the street beside the living room, and the kitchen and yard close off the back.
The difference is the middle of the house. Charm places a study area there, useful for children’s homework or a home office. Rejoice gives the same zone to an unroofed courtyard next to the dining area, which pulls daylight into a long, narrow plan but takes some indoor floor area with it.
Glamour and Shine rise to two storeys, with four bedrooms and three bathrooms from 2,119 and 2,174 sq ft respectively. Each keeps one bedroom and a bathroom at the rear of the ground floor, so an older parent never has to climb. Upstairs, the master bedroom with its bathroom overlooks the street, a family area sits at the top of the stairs, and two further bedrooms share a bathroom. Glamour has a store beside the stairs; Shine uses that space for a study corner. Corner and end versions of Glamour pick up a covered side terrace.
Allure, the Superlink
Allure is the largest design and the only one on a 24′ x 80′ lot, starting at 2,727 sq ft. Its ground floor has a living and dining hall, a store, an internal courtyard, a fourth bedroom with its own bathroom, and a rear utility room that also has a bathroom. Upstairs, the master bedroom has an attached bathroom and Bedrooms 2 and 3 each have one too, which brings the total to five. Allure is also the only design wired for three-phase electricity.
What Comes With Every House
SP Setia’s specification tiles every room, including the bedrooms and all bathrooms, and fits aluminium-framed windows and sliding doors. Air-conditioning points run to five in the single-storey homes and seven in the double-storey ones. Water-heater points follow the bathroom count, and each house has a fibre wall socket. The boundary is a brick wall with mild steel fencing.
Parks and Daily Life
The Amansara North site plan numbers sixteen open spaces and features, among them a main entrance boulevard, several themed gardens, two playgrounds, a fitness area, an amphitheatre and a basketball court. For errands, the developer lists Mydin at about 1 km and Sunshine Bertam at about 4 km. Education is the area’s strong suit: Universiti Sains Malaysia, an industrial training institute, MRSM and SMK Sains Kepala Batas all fall within about 2 km, and UiTM is about 3 km away. Hospital Kepala Batas is roughly 6.6 km.
The Commute Question
Kepala Batas is the northern end of the Penang mainland. The North-South Expressway is about 5 km from the township and Tasek Gelugor’s KTM station roughly 7 km, but the Penang Bridge is about 26 km. Buyers who work locally, or who travel north towards Kedah, will find the location easy; daily commuters to George Town should test the drive at rush hour first.
