It stands in Gohtong Jaya, mid-way up the mountain road, inside Tropicana Avalon, a 176-acre district of shops and homes within the 596-acre Tropicana WindCity masterplan. Gohtong Jaya: Mid-Hill, Not Summit
Gohtong Jaya is in Bentong district, on the climb from the Karak Highway. The developer gives 45 km to Kuala Lumpur, 11 km to the Genting Sempah interchange and 41 km to Bentong town. Its map shows the site on the main road between two rows of shops, opposite the Awana golf resort and Highlands International Boarding School. For the summit, the map marks a cable-car station at Gohtong Sentral, plus one at Genting Highlands Premium Outlets whose line runs via Chin Swee Caves Temple to SkyAvenue.
Type A: The 431 sq ft Studio
The studio measures 5.1 m by 7.85 m overall, with the kitchen by the door, one bathroom, a walk-in wardrobe and an air-conditioner ledge instead of a balcony. It suits one owner or a couple who will mostly be out on the deck or in town. Each typical floor has ten: eight grouped mid-way along one long side, one at each end of the other.
Type B: The 756 sq ft Two-Bedroom
Type B is the building’s main layout, 18 of every 32 units on a typical floor. Both bedrooms sit on the window wall, the two bathrooms sit side by side off the bedroom passage, and an open kitchen, dining and living space leads to a balcony. A bathroom per bedroom helps when relatives stay over, and B offers the widest choice of positions.
Type C: The 975 sq ft Three-Bedroom Corner
Type C fills the four corners of each tower, so a typical floor has only four. Three bedrooms come with three bathrooms: the master bath beside the master bedroom, and the second and third bathrooms on the passage serving the other two bedrooms. The long living and dining room opens to a balcony. With so few per floor, shortlist it early if you need the third bedroom.
Hill View or Genting View
On the developer’s key plan, each tower has a Hill View side and a Genting View side, and every layout appears on both, so outlook and layout are separate choices. The deck is uneven too: the jogging path runs along the hill side, the infinity-edge pool and heated jacuzzi sit on the Genting side by Tower 2, and the children’s pools and playgrounds are near Tower 1.
A couple chasing the Genting outlook might start with the Genting View side of Tower 2; a family with small children, the Tower 1 end. The brochure does not say which tower is Phase 1, so ask at the gallery what is open.
Shops Below, Facilities Above
Breeze Hill Shoppes, 90 retail units, takes the ground and two upper-ground floors along the main road. Above sit three parking levels for shoppers and seven for residents, then a deck of 50 facilities around both towers. Residents have three dedicated drop-off points. Since mist and rain are frequent here, the indoor rooms count: a gym, an elderly gym, a sauna, a games room, function rooms, a surau and a children’s playroom that doubles for co-working.
The Trade-Offs of Living Mid-Mountain
Every drive to Kuala Lumpur uses the winding road down to the Karak Highway, which can crawl on weekends and holidays. Gohtong Jaya also sees a steady flow of visitors bound for Resorts World Genting. Damp air means more upkeep on fabrics and fittings, and metal can rust. For a bigger town, Bentong is 41 km away.
Timing is the other cost. The statutory date for Phase 1 is October 2030, behind the end-2028 goal that press reports gave earlier, and in the developer’s August 2026 photos only the podium is rising. If you need keys soon, look elsewhere.
Size, Title and Approvals
Each tower is reported at 27 storeys, the site at 6.7 acres and the scheme at 1,722 units; Phase 1 on the statutory panel is 861. The land is freehold and unencumbered, but an express condition bars any transfer, lease or charge without State Authority consent, so ask your lawyer how that affects your title and loan. The project holds a developer’s licence and sale permit, and Tropicana lists Tower A as GreenRE Bronze (Provisional).
