Myra Cove
Set on 11.7 acres beside a lake in Cyberjaya, Myra Cove differs from most projects in its bracket in one respect you will feel every month: the land title. It is a condominium that is fully residential, sitting on residential title, rather than a serviced apartment built on commercial land, so your Indah Water, electricity and water bills, along with assessment and quit rent, are all charged at residential rates.
Quick answer: Myra is the developer behind Myra Cove, a freehold high-rise condominium of 700 units in Cyberjaya, Selangor. Units carry 3 to 4 bedrooms with sizes between 1,233 and 1,631 sq ft, and completion is targeted for October 2028. Gross prices start from RM521,300, per the developer’s advertising permit.
What Myra Cove Actually Is
Myra Cove spreads 700 units over two phases and 11.7 acres, and 4 acres are set aside for facilities and common area. The result is about 60 units per acre, which is properly low for a condominium, and it leaves space on the site plan for a park, a lake frontage and a landscaped garden spine instead of one podium deck.
On sale now is Phase 2: 421 units in five blocks, B1 to B5, rising as high as 31 storeys, due for completion in October 2028. Phase 1 and its 279 units were completed in April 2026.
Tenure is freehold, but the title carries a restriction in interest: any transfer, lease or charge of the land needs State Authority consent. That is standard for land of this kind and your lawyer deals with it at the SPA stage, so it is not a problem, just something to know before signing.
Every layout is at least three bedrooms. There are no studios and no one-bedroom units in the current release, which tells you plainly who the development was drawn for.
Unit Types and Sizes
The layouts are grouped into three collections — Express, Embrace and Eden — and all of them carry three or four bedrooms with two bathrooms.
| Type | Collection | Built-Up (sq ft) | Bedrooms | Bathrooms |
|---|---|---|---|---|
| T2 | Express | 1,233 | 3 | 2 |
| T2G | Express | 1,233 + 100 terrace | 3 | 2 |
| T2GA | Eden | 1,233 + 330 terrace | 3 | 2 |
| T3 | Express | 1,237 | 3 | 2 |
| T5 | Embrace | 1,336 | 3 | 2 |
| T4 | Embrace | 1,338 | 3 | 2 |
| T6 | Embrace | 1,426 | 3 | 2 |
| T6A | Embrace | 1,426 | 4 | 2 |
| L1 | Embrace | 1,431 | 3 | 2 |
| L1A | Embrace | 1,431 | 4 | 2 |
| L3 | Eden | 1,548 | 3 | 2 |
| L2 | Eden | 1,631 | 3 | 2 |
Alongside these sit the mirrored variants — T5A at 1,336 sq ft and L2A at 1,631 sq ft — and the terraced Eden layouts built off the L3 footprint: L3GA adds a 220 sq ft terrace, L3GB adds 423 sq ft and L3G adds 512 sq ft, which is how the developer’s own range reaches 2,060 sq ft including outdoor space. Ask us which stack is open in the current release before settling on a type.
Layout & Floor Plan
T2: 3 bedrooms and 2 bathrooms in 1,233 sq ft is the starting plan, and the other layouts grow out of its shape. Living and dining run together as one space out to the balcony; behind the kitchen is a real yard, so the washing machine does not end up in a bathroom; and the master bedroom, with its own bathroom, occupies the corner.
The same plan also comes in two ground-level versions: T2G adds a 100 sq ft terrace to the 1,233 sq ft interior, while T2GA adds one of 330 sq ft. On T2GA the terrace adds roughly another third of the indoor floor area, which is about as close to a garden as condominium living gets.
T3 (1,237 sq ft, 3 bedrooms, 2 bathrooms) reads almost identically to T2 on area but sits on a different stack with a different orientation. If a specific view or morning sun matters, compare the two against the block plan rather than the square footage.
T5 (1,336 sq ft) and T4 (1,338 sq ft) spend the extra hundred square feet on the living span rather than on another room — both remain three bedrooms with two bathrooms.
T6 (1,426 sq ft, 3 bedrooms) and T6A (1,426 sq ft, 4 bedrooms) are the same footprint handled two ways: T6A splits the extra area into a fourth bedroom, T6 leaves it open. The same pairing repeats at 1,431 sq ft with L1 (3 bedrooms) and L1A (4 bedrooms). If you need a fourth room, that is the choice; if you would rather have the space, take the three-bedroom.
L3 (1,548 sq ft) and L2 (1,631 sq ft) are the largest layouts. Both add a separate utility room next to the kitchen alongside the yard, and L2 stretches the plan into an L so the master wing sits clear of the bedrooms.
Facilities
Facilities are organised into five zones across the 4 acres of common area.
- Splash Haven — infinity lap pool, family pool, kid’s pool, jacuzzi, sundeck and lounge
- Energy Hub — gymnasium, par courses, jogging path, adventure playground, trampoline, sport facilities and a badminton court
- Forest Den — breeze garden, reflexology path, calisthenic lawn
- Communal Space — cafeteria, function room, dining pavilion, BBQ area
- Essential Zone — access gate to the lake, taska, management office, prayer’s room, meeting room, convenience store and laundrette, indoor play area, co-working space
Two of these are worth pausing on. An access gate to the lake means the water is something residents walk out to rather than only look at. And a taska, convenience store, laundrette and co-working space on the ground level is the practical set for a household that works from home in Cyberjaya, which is most of them. Several of these are provided as space provision.
Location & Connectivity in Cyberjaya
Myra Cove sits on the lake edge in Cyberjaya, Malaysia’s technology corridor and the fastest-growing part of the Sepang district.

Developer Background
Myra Cove is developed by Myra Land Sdn Bhd. The Myra brand is a product of OIB Marketing Sdn Bhd, part of the OIB group, and it has built its name on a specific idea: homes with real room in them, aimed at families rather than at the compact-unit end of the market.
The Myra portfolio includes Myra Tenuman at Alam Impian, Myra Senja at Subang and Myra Alam, and the pattern repeats across all of them — residential title, larger-than-average layouts, and a facilities programme built around families rather than around a marketing render. Myra Cove is the lakeside expression of it.

Frequently Asked Questions
How much is Myra Cove?
Myra Cove starts from RM521,300 gross, as printed on the developer’s advertising permit. The price of a given unit depends on its layout and floor. PM us for the current price list.
Is Myra Cove a condominium or a serviced apartment?
Myra Cove is a condominium that is fully residential and sits on a residential title. In practice, that is what separates it from a serviced apartment built on commercial title: quit rent, assessment, water, electricity and Indah Water are all billed at residential rates.
What is the tenure at Myra Cove?
It is freehold. The title does carry a restriction in interest, meaning any transfer, lease or charge of the land needs State Authority consent; your lawyer takes care of this when the Sale and Purchase Agreement is prepared.
What unit types are available at Myra Cove?
The current range has twelve released layouts between 1,233 and 1,631 sq ft. Each has three or four bedrooms and two bathrooms, and they are sorted into three collections: Express, Embrace and Eden. The Eden units with terraces come with 100 to 512 sq ft of outdoor area in addition to the built-up.
How many units and blocks does Myra Cove have?
Phases 1 and 2 together contain 700 units on 11.7 acres, with 4 acres taken up by facilities and common area, giving a density of roughly 60 units per acre. The 421 units of Phase 2 sit in five blocks (B1 to B5) that rise to a maximum of 31 storeys.
When is Myra Cove expected to be completed?
The target for Phase 2 is October 2028, and Phase 1 was completed in April 2026. Remember that the developer is bound by the date written into the Sale and Purchase Agreement you sign.
How do I get to Cyberjaya from Kuala Lumpur?
Drivers can take the ELITE Highway or the Maju Expressway (MEX). On rail, the MRT Putrajaya Line stops at Cyberjaya Utara and Putrajaya Sentral, with an onward connection to the KLIA Transit line.
Are there smaller units at Myra Cove?
No, not in this release. The layouts now on offer all start at 1,233 sq ft and have three or four bedrooms. The two-bedroom layouts of 877 sq ft sold earlier have been dropped from the current collection.

Is Myra Cove Right For You?
Why Buy at Myra Cove
A residential title rather than a commercial one. Many buyers overlook it, then feel it in every bill. Because this is a fully residential condominium, Indah Water, assessment, quit rent, water and electricity are all charged at residential tariffs. Compared with a serviced apartment on commercial title, the difference continues for as long as you own the unit.
Low density, with 4 acres handed over to shared space. Here, 11.7 acres carry 700 units, and four of those acres are facilities and common area, which works out to sixty units an acre. That spacing makes room for a park spine, a frontage on the lake and gardens between the blocks, instead of a lone podium deck squeezed around a lap pool. Lake access through the gate is the one thing nobody could add afterwards.
Everything here is sized for a family. Even the entry unit gives you three bedrooms and two bathrooms in 1,233 sq ft, plus a real yard behind the kitchen. With no studios and no compact one-bedroom units, the residents tend to be households instead of short-stay renters.
Why Myra Cove May Not Suit You
You will be driving, because no station sits at the gate. Cyberjaya Utara and Putrajaya Sentral cover the wider township rather than this address. Getting to Kuala Lumpur city centre means a highway commute on the ELITE or the MEX, and rush-hour traffic in the morning and evening is heavy. Allow for one car for each working adult.
Handover for Phase 2 is not until October 2028. Anyone who needs a home soon faces a long wait, plus the normal risks of buying off-plan. Look into the developer's delivery history and rely on the completion clause of the SPA you sign, not the date in the marketing. The best evidence to ask about is how Phase 1 was handed over in April 2026.
Compact units are not on the menu. A buyer after a small place for a single occupant, or the lowest-cost way into Cyberjaya, should look at other projects. The earlier phase's 877 sq ft layouts are no longer offered, and today's collection begins at 1,233 sq ft. Maintenance charges are levied per square foot, so larger units also cost more to maintain each month.
Our Take
Which unit should you choose at Myra Cove?
Myra Cove in Cyberjaya, Selangor suits most buyers best as a T2, the 1,233 sq ft three-bedroom plan. Every larger layout, up to L2 at 1,631 sq ft, still has two bathrooms, so a bigger plan buys floor area or a fourth bedroom, never a third bathroom.
- Why T2
- All three bedrooms face the same side as the balcony, and the plan sketches a desk corner in dashed lines beside the foyer, a work spot that does not cost you a bedroom.
- Pick differently if
- T6A (1,426 sq ft) or L1A (1,431 sq ft) if you need four bedrooms; the fourth is drawn with a single bed. T2GA for the T2 plan plus a 330 sq ft terrace.
- Check before you book
- The T2 key plan marks stacks in both Block A and Block B, while the current release is Phase 2, blocks B1 to B5. Ask which block your T2 sits in before you book.
