Most condominiums around Bangsar South look out at other condominiums. Riana Trees Residences has a forest on one side. The single tower by IJM Land stands in Pantai Sentral Park, on the edge of the Bukit Kerinchi forest reserve, and the developer’s key plan gives half of every floor a forest view and the other half a view of the city.
This guide covers what the building is, its two layouts, the facilities, the location and the questions worth asking before you book. It draws on IJM Land’s project page, the Pantai Sentral Park microsite and the developer’s floor plans; prices are left out on purpose.
What Riana Trees Residences is
The project is one condominium tower with 336 units on 3.36 acres. IJM Land lists it as ongoing with completion in 2027, and its September 2026 site photos show work on the top levels. The developer’s advertising panel records the title as a 99-year lease ending in 2106.
Riana Trees is part of Pantai Sentral Park, a joint development of IJM Land and Amona Development Sdn Bhd, which the panel names as the licensed developer. Earlier projects in the same township include Enlace Suites I and Enlace Suites II.
Two layouts, both with three bedrooms
Every unit has three bedrooms and two bathrooms. The two types differ in size and in where they sit on the floor:
- Type A, 900 sq ft is the intermediate unit, facing either the city or the forest reserve. There are 223 of them, each with two car parks.
- Type B, 955 sq ft is the corner unit at the ends of each floor. There are 113, with two or three car parks.
The key plan shows 12 units on a typical floor. Because both types come in city-facing and forest-facing stacks, choosing a view matters as much as choosing a layout. The floor plans for both types are on the Riana Trees Residences project page.
Facilities on two levels
Landscaping takes up 1.81 acres of the 3.36-acre site. The facilities are split between a Level 5 deck and the ground floor:
- Level 5 has an infinity pool that the developer describes as having a city view, plus a lounge pool, a jacuzzi, a wading pool, a BBQ terrace, a gymnasium, a playground and play lawn, a herb garden, a reflexology path, a yoga deck, open and enclosed co-working areas and an indoor kids’ play zone.
- The ground floor has an outdoor gym, an exercise lawn, a basketball court, an adventure playground, a community park, a garden pavilion and a garden swing.
The developer describes the security as three-tier.
Location: Pantai Sentral Park
Pantai Sentral Park is IJM Land’s township on the Bukit Kerinchi side of Pantai, between Bangsar South and the forest reserve. The developer puts Bangsar South and LRT Universiti about 2 km from the township, and Mid Valley Megamall about 3 km. Those distances are measured from the township, not from the tower.
This is a car-led address. No rail station is within walking distance, so most households will drive to the LRT, to the offices in Bangsar South or to Mid Valley. If you work in Bangsar South or Mid Valley, the commute is a short drive. If you want to walk to a train, this is the wrong building.
Our Pantai Sentral Park page lists the projects we cover in the township.
Who Riana Trees suits, and who it does not
Riana Trees Residences suits a family that needs three bedrooms and wants green space on the Bangsar South and Mid Valley side of the city. Every unit has three bedrooms, so the building is aimed at households rather than short-stay tenants.
It suits buyers less well if they want a freehold title, a long remaining lease or a smaller home. The lease ends in 2106, about 79 years after completion, and there is no one- or two-bedroom option.
What to check before you book
- The view. Ask whether the unit faces the forest or the city, and which floor it is on.
- Car parks. Type A comes with two and Type B with two or three. Get the number for your unit in writing.
- The lease. With about 79 years left at completion, ask your bank how the remaining lease affects the loan tenure.
- Land use and delivery. The developer does not state the land-use category. Confirm it, and the late-delivery clause, in the sale and purchase agreement.
- What is left. Ask the sales gallery which types and stacks are still available.
