The unit mix here is unusually lopsided, and that is the first thing to understand before you shortlist.

Type A and Type A1 share the same 1,044 sq ft envelope and together account for the overwhelming majority of the building. Type B, the 4-bedroom, is only 72 units out of 934 — every one of them a corner unit with a full sea view. If a 4-bedroom corner is what you want, you are competing for under 8% of the development.
Layout & Floor Plan
Type A — 1,044 sq ft, 3 bedrooms, 2 bathrooms. The standard family plan and the most common unit here. Living and dining run along one side with the balcony off the living area; master bedroom with ensuite, two further bedrooms sharing the second bathroom, and a kitchen with a separate A/C ledge. Straightforward, and the one most people will end up looking at.
Type A1 — 1,044 sq ft, 2 bedrooms plus studio, 2 bathrooms, dual key. Same floor area as Type A, split into two lockable homes under one title. The main side has the living, dining, kitchen, master bedroom and a second bedroom with its own bathroom. The studio side has its own entrance, its own living space and its own bathroom.
That is the layout worth understanding properly. One title, two independent front doors — you can live in the main home and let the studio to a tenant, put a parent or an adult child in it without anyone sharing a kitchen, or run it as a home office with clients coming in and out without walking through your living room. Very few 1,044 sq ft plans in Penang do this.
Type B — 1,227 sq ft, 4 bedrooms, 2 bathrooms. All 72 units are corner positions with full sea view. Master bedroom and three further bedrooms, two bathrooms, a dry yard off the kitchen and a broader living and dining span than the Type A plate. This is the only plan in the development that gives you four bedrooms.

Built on reclaimed land by the water off Jalan Bayan Mutiara, Penang World City lies along the island’s eastern edge, between Bayan Lepas and Gelugor. In day-to-day terms, you live on the sea while staying within the developed belt: the expressways leading to the airport, the Second Bridge and the Penang Bridge pass right by the entrance.
The nearest full-size mall is Queensbay Mall, 3 km off. Lotus E-Gate is 7 km away, Giant and Sunshine Square are 6 km, and Lotus’s Sungai Dua sits 5 km away.

Why Buy at The Pier
The dual-key is the real product here. Type A1 puts two lockable homes with separate entrances into 1,044 sq ft under one title. That covers a lot of situations a normal 3-bedroom cannot: a parent who wants their own front door, an adult child who is not ready to buy, a home office with clients coming and going, or letting one half while you live in the other. 364 of the 934 units are this plan.
Freehold, on the water, at family size. Most seafront stock in Penang is either leasehold or compact. The Pier is freehold, on reclaimed waterfront inside the Penang World City masterplan, and the smallest layout is still 1,044 sq ft with three bedrooms. That combination does not come up often on the island.
The retail is on site, not promised nearby. 64 commercial lots sit at the base of the towers with a seafront alfresco frontage, and Queensbay Mall is 3 km away. You are not waiting for a future commercial phase to make the address usable.
Why The Pier May Not Suit You
The 4-bedroom is almost unobtainable. Type B is 72 units out of 934 — under 8% of the development, all corner, all full sea view. If four bedrooms is a hard requirement, understand that you are competing for a very small pool and check live availability before you plan around it.
Two bathrooms across every layout. Even the 4-bedroom Type B has two. For a household of five or six that is tight in the morning, and it is not something a renovation can easily fix in a high-rise. Walk the plan before you commit.
Reclaimed waterfront, and off-plan to 2028. Penang World City is a reclamation masterplan still filling in around this site, so the surroundings during your first years of ownership will be a construction environment rather than the finished precinct in the renders. Handover is targeted for Q1 2028 — read the SPA and check the developer delivery record.

The Pier in Gelugor, Penang suits most families best as a Type A: three bedrooms in 1,044 sq ft, the same floor area as the dual-key Type A1 but with both bathrooms on the family side. Go up to Type B (1,227 sq ft) only if you need a fourth bedroom.

- On the plan, Bath 1 is the master's en-suite and Bath 2 opens off the corridor for Bedrooms 2 and 3. In Type A1, Bath 2 sits inside the studio, so the main side shares one bathroom.
- Pick differently if
- Type A1 (same 1,044 sq ft) if you want the studio, with its own door and bathroom, kept apart. Type B (1,227 sq ft) for four bedrooms, though three share one bathroom.
