Why Casa Rica May Not Suit You
Twenty-two houses in Phase 2, and you take what is left. Because the phase is finished, you are choosing from unsold inventory rather than picking a plot off a layout plan. If a particular orientation or lot depth matters, ask what is actually available before you view.
There is no small option here. Both types are approaching 2,900 sq ft on land of at least 3,433 sq ft. Quit rent, assessment and upkeep all scale with that, and so does the cost of furnishing it. Budget the running cost, not just the purchase.
Sungai Ara is car-led. There is no rail on this side of the island and the daily amenities are spread along the main roads. Budget one car per working adult, and drive the Bayan Lepas stretch at peak before you decide.

- Viento (Type 3A) for a wider 29.5 ft house with a side terrace along the living and dining rooms, on land of 3,455 to 3,885 sq ft.
- Check before you book
- The brochure counts 4+1 bedrooms, but neither plan labels a fifth bedroom; the extra rooms are drawn as utility rooms. Ask which room is the +1 before you compare the two types.
