MARC Residences
MARC Residences is a freehold serviced-residence tower in the centre of Bukit Mertajam, Penang, by Jayamas Property Group. It rises 26 storeys but holds only 110 homes — roughly four to five doors a floor, which is unusually low density for a building this tall.
Both layouts are dual key. Type A at 1,330 sq ft and Type B at 1,120 sq ft each carry three bedrooms and two bathrooms, with Bedroom 3 placed behind its own foyer and its own bathroom — a self-contained room under the same strata title, separated from the main living area.
The podium carries retail outlets with a separate shop lobby, and the residential side has its own grand lobby with open and private discussion areas. Facilities sit on a dedicated floor and include a sky pool, gymnasium and BBQ deck.

What the numbers actually say
The building holds 110 homes in total.
Unit Types
| Type | Size | Bedrooms | Bathrooms | Notes |
|---|---|---|---|---|
| A | 1,330 sq ft | 3 | 2 | dual key; 12,800 x 11,550 mm, two balconies, yard and utility room |
| B | 1,120 sq ft | 3 | 2 | dual key; 12,800 x 9,937 mm, yard off the kitchen |
Two layouts, both three-bedroom and two-bathroom, and both built as dual keys. On each plan Bedroom 3 sits behind its own foyer with its own bathroom, separated from the main living area — so one strata title holds a main home plus a self-contained room with independent access. Type A at 1,330 sq ft adds a second balcony and a utility room off the yard; Type B at 1,120 sq ft is the tighter version of the same idea. Both are 12.8 m wide, so what changes between them is depth: 11.55 m against 9.94 m. Only 110 homes in the whole 26-storey block.

Location & Connectivity
MARC Residences stands on Jalan Song Ban Kheng in the middle of Bukit Mertajam, the main town of central Seberang Perai. This is the established part of the mainland — Jit Sin High School, the wet market, Hospital Bukit Mertajam and Summit BM Plaza are all part of the existing town grid rather than something scheduled for a later phase.
For getting out, Bukit Mertajam has both a KTM Komuter and ETS station and an express bus terminal, with the North-South Expressway close by and the Penang Bridge onward to the island. The development puts retail outlets in its own podium, so the ground floor is part of the town rather than a gated frontage.

How many units does MARC Residences have?
110.
How many units are there at MARC Residences?
Only 110, in a single 26-storey block. That works out to roughly four to five homes per floor — low density for a tower of this height.
What are the unit sizes?
Two layouts. Type A is 1,330 sq ft and Type B is 1,120 sq ft, both with three bedrooms and two bathrooms.
What does dual key mean here?
On both plans Bedroom 3 sits behind its own foyer with its own bathroom, separated from the main living area. One strata title covers a main home plus a self-contained room with independent access — useful for a parent, an adult child, or a household that wants a guest suite that does not open onto the living room.
Is MARC Residences freehold?
Yes, freehold.
What is the difference between Type A and Type B?
Both are 12.8 metres wide; the difference is depth — 11.55 m for Type A against 9.94 m for Type B. Type A also adds a second balcony and a utility room off the yard.
What facilities are there?
A sky pool, gymnasium and BBQ deck on a dedicated facilities floor, plus a grand lobby with open and private discussion areas and high-speed internet in the community spaces. Retail outlets occupy the podium, served by their own separate shop lobby.
Where exactly is MARC Residences?
On Jalan Song Ban Kheng in Bukit Mertajam, Penang, inside the existing town grid — walking-and-short-drive distance to Jit Sin High School, the wet market, Summit BM Plaza and Hospital Bukit Mertajam, with the KTM and ETS station and the express bus terminal close by.
| Type | Size | Bedroom | Bathroom |
|---|---|---|---|
| Type A | 1,330 sqft | 3 Bedroom | 2 Bathroom |

Is MARC Residences Right For You?
Why Buy at MARC Residences
110 homes in a 26-storey block. Roughly four to five doors a floor. That is the number that decides how the corridor feels, how long you wait for a lift and how crowded the pool gets on a Sunday — and it is fixed at construction. Very few towers this tall are built this thin.
Both layouts are dual key, and both are genuinely large. 1,120 and 1,330 sq ft, three bedrooms and two bathrooms, with Bedroom 3 behind its own foyer and bathroom. That is a self-contained room for a parent or an adult child without buying a second property, on plans that are big enough for the main household to still have a proper living and dining area.
Freehold, in the middle of Bukit Mertajam. Jit Sin High School, the wet market, Summit BM Plaza and Hospital Bukit Mertajam are all in the existing town grid, with the KTM and ETS station and the express bus terminal close by and the North-South Expressway feeding out to the island or south.
Retail in its own podium, with a separate shop lobby. The residential entrance is not shared with shop traffic — a small design decision that matters daily.
Why MARC Residences May Not Suit You
Only two layouts, both above 1,100 sq ft. There is no compact unit here. That is deliberate, but it narrows the resale pool to buyers who specifically want space in Bukit Mertajam — a smaller group than the buyers looking for a 700 sq ft two-bedroom.
Dual key cuts both ways. The layout that houses two households means a shared strata title, a shared electricity account unless you sub-meter, and a wall between you and whoever is in the third room. If you are buying purely for one household, a conventional three-bedroom of the same area gives more connected living space.
The developer does not publish a completion date, a maintenance fee or a car park allocation. All three are on record for their other projects but not for this one. Ask for the VP date on the statutory panel, the estimated maintenance psf, and how many bays come with each unit — the last one especially, because on the mainland nearly every adult drives.
Retail in the podium brings footfall. The separate shop lobby handles most of it, but the ground floor is a public frontage on a town road, not a gated garden. Visit at a busy hour before you decide.
Check the statutory panel. We could not source an APDL number or a developer licence number for this development. Ask to see both, printed on the panel, before you pay a booking fee.
