Quick answer: Setia SV2 is a freehold condominium in Jelutong, Penang, developed by Kay Pride Sdn Bhd under the Setia brand. One 34-storey tower holds 268 homes on 2.3 acres, in plans from 1,087 to 1,647 sq ft with 2+1 to 3+1 bedrooms. The statutory panel gives March 2030 for completion.
New towers on Penang island tend to chase either the sea view or the smallest possible unit. Setia SV2 does neither. It is a family building set in Jelutong’s older streets, where almost every plan has three bedrooms and four of them come with a private roof deck. Here is what the brochure and the agent summary tell us about the tower, the plans, the neighbourhood and the timeline. Plans and specifications sit on our Setia SV2 property page.
One Tower on a Six-Level Base
The tower stands on a 2.3-acre site off Lorong Slim. The ground floor is given over to an arrival court with a water feature, a creek garden and a lounge. Levels 2 to 6 are parking. Level 7 holds the main facility deck and the first homes, and apartments continue up to Level 34. The key plans in the brochure show ten homes on a typical floor.
Every unit comes with two or three parking bays, and eleven electric-vehicle chargers are planned for the second level of the podium. Ceiling height is given as 9.8 ft.
Thirteen Plans in Five Sizes
The brochure names 13 plans, but they fall into five sizes. At 1,087 sq ft, Types A and A1 are the only two-bedroom homes, each with a study and two bathrooms. Types B1 and B2, at 1,367 sq ft, have three bedrooms, two bathrooms and a utility room. Types B and B(M) are 1,421 sq ft with three bedrooms and two bathrooms. The largest group, C, C1 and C2, measures 1,647 sq ft with three bedrooms, a utility room and three bathrooms, one of them with a bathtub.
The remaining four plans repeat those layouts with outdoor space added. B3 and B3(M) are the 1,421 sq ft plan with a 549 sq ft private roof deck, while C3 and C4 are the 1,647 sq ft plan with a 269 sq ft deck. In a central Penang tower that kind of private open space is uncommon, and it is the first thing we would point a gardener or a dog owner towards.
What Comes With the Unit
The specification sheet covers a digital lock and smart switches for the living and dining areas run through the Google Home app, with the option to extend them to the bedrooms. Floors are tiled throughout, bedrooms included. Every unit has four air-conditioner points and an instant water heater point in each bathroom. For the common areas, the developer lists solar panels and a rainwater harvesting system used for irrigation.
Facilities on Level 1 and Level 7
The Level 7 deck carries most of the shared spaces: a main pool, a jacuzzi and a wading pool, an indoor gym and multipurpose room, a multipurpose court, a miniature golf green, a yoga deck, a herb garden and a zen garden, a water creek with a shelter, a barbecue area, a games room, a co-working space, social rooms and a surau. Level 1 adds the arrival gardens, seating pavilions, a small play area, a meeting room and the management office.
The Neighbourhood
Lorong Slim is a quiet residential street on the Jalan Perak side of Jelutong. Daily errands are close: on the developer’s figures, Perak Road’s wet market and food corner are half a kilometre away, while SJK(C) Sum Sun, a government health clinic, Heng Ee High School and Hamilton Food Market all fall within 750 m. Convent Green Lane is 1.4 km away and Lam Wah Ee Hospital 2.4 km. For longer trips, the Penang Waterfront Convention Centre is about 5.3 km and the airport roughly 15 km, with Lebuhraya Tun Dr Lim Chong Eu running along the eastern side of Jelutong.
The Developer
Kay Pride Sdn Bhd appears on the statutory panel as the developer, with marketing handled under the Setia brand at its Lorong Burma sales suite. Setia’s brochure leans on its trophy cabinet: it has topped The Edge’s developer ranking fourteen times and collected nineteen FIABCI gold awards.
Points to Check Before You Book
First, timing: the March 2026 agent summary estimated Q4 2029, while the September 2026 statutory panel says March 2030, so take the later date and read the delivery clause in your SPA. Second, lifts: the summary lists three lifts plus one fire lift for the tower, so ask how they serve the 28 residential floors. Third, the roof-deck plans: only four of the thirteen carry one, so if outdoor space matters, ask early which of those positions are still open.
Compare With Other George Town Projects
Two other Jelutong towers on our list make useful comparisons: TwinStar, a freehold three-bedroom condominium, and Alton Skyvillas, a completed low-density tower. The full list is on our George Town new launch page.
