3.5 m ceilings. Eleven and a half feet, against the 2.9 to 3.0 m that most Penang high-rise is built to. It is the one apartment attribute that renovation cannot add, and in a completed building you can stand in the room and feel it before you commit.
161 units on 1.29 acres, eight to a floor with three lifts. That is genuinely low density for an island tower. Eight doors sharing three lifts is generous provisioning, and residences start on Level 9 so nothing looks out at street level.
Freehold on a residential title. Not commercial-under-HDA, which means assessment and utility tariffs follow the residential schedule rather than the commercial one — a real difference in the monthly cost that a lot of new stock cannot offer.
It is completed. No construction risk, no VP date to chase, no gap between the brochure render and the delivered finish. You inspect the actual unit, the actual corridor and the actual view.
Jelutong reaches both ends of the island. The Jelutong Expressway runs north to George Town and Gurney and south toward Queensbay and Bayan Lepas, with the Penang Bridge close by for the mainland.
Why Alton Skyvillas May Not Suit You
The entry plan is 1,132 sq ft and most of the range is far larger. Types B through F run 1,658 to 2,672 sq ft. If you want a compact two-bedroom, this building does not have one — that narrows both the buyer pool and the resale market to people who specifically want space.
Five bathrooms on a three-bedroom unit. Generous, but every one of them is a fixture to maintain and a share of the monthly bill. Walk the unit and decide whether you will use them.
Type E is not shown here. The developer lists a 1,335 sq ft Type E, but no floor plan for it exists in any source we could reach — not the Atlas plan set, not the e-brochure, not the official microsite. It appears on the Level 29 plate only, as two units. If you are shown a Type E, ask for the drawing in writing before anything else.
A completed building means a fixed layout. There is no scope to vary the plan at construction stage and no developer package to negotiate. What is built is what you buy.
Jelutong is a mature district, not a growth story. The amenities are settled, which is the upside; the flip side is that there is no new infrastructure coming to lift the area. Buy it for the building and the location as they are today.
