Avalon sits beside The Island @ Cybersouth, the lake park at the heart of Avaland’s Cybersouth township in Dengkil, just south of Cyberjaya and Putrajaya. The site covers 24.84 acres with 343 homes, which works out to about 13 homes per acre, and 3.49 acres of it are set aside as parks: a Central Park, linear and pocket gardens, and a multifunctional sunken lawn that also acts as a temporary rainwater retention pond during heavy rain.
The design brief is modern tropical with a Balinese feel, from the entrance pavilion to the pitched roofs. Arrival is through a grand entrance off Jalan Cybersouth 2, with a guardhouse, boom gates, CCTV and card access, and a 2.4m-high perimeter fence. Inside, 1.5m-wide walkways and a 2.9 km jogging track link the parks with the clubhouse, a pavilion, a Kampung BBQ area, a meditation deck and a children’s play area.
Three Types, One Shared Idea
The three types share the same core: four bedrooms, four bathrooms, a ground-floor bedroom suite and an upstairs family area. What changes is the lot and the outlook.
Type A, the Link Homes, sits on a 22 ft x 65 ft lot: 2,004 sq ft for intermediate and end units, 2,038 sq ft on the corner. It is a fully extended unit with both a wet and a dry kitchen, and the rows are laid out along cul-de-sacs. With 238 units across the two phases, it is most of the development.
Type B, the Lakefront Homes, moves to a wider 26 ft x 70 ft lot at 2,421 to 2,454 sq ft. Only 33 are being built, and their master-bedroom balconies face the lake. Type C, the Garden Homes, uses the same 26 ft frame at 2,390 to 2,424 sq ft, but looks onto the linear and pocket parks instead. Both B and C add an attic space above the family hall that can be turned into extra living space, a rear terrace for outdoor dining, and a three-phase power supply with an EV charging isolator.
Who Avalon Suits
The clearest fit is a household planning for three generations under one roof. The ground-floor suite means an elderly parent does not have to climb stairs, and an attached bathroom on every bedroom spares everyone the morning queue.
It also suits families moving out of an apartment who want a larger built-up, a gated street and a park on the doorstep, and who are happy to drive. Buyers who want an EV charger at home will find Types B and C ready for it without rewiring.
What to Weigh Before Booking
Dengkil is a car-led town. The malls Avaland lists for the area, DPULZE in Cyberjaya and IOI City Mall and Alamanda in Putrajaya, are all a drive away, as are Hospital Cyberjaya and Hospital Putrajaya. If more than one adult commutes, plan for more than one car, and try the morning drive before you decide.
Avalon is also still off-plan. The statutory panel targets July 2028 for Phase 1 and November 2028 for Phase 2, so check the delivery terms in the SPA. The land is leasehold with 82 years remaining, expiring in 2104, and the homes carry strata titles, which means a management body and monthly charges even though you are buying landed property.
