Most new condominiums in Kuala Lumpur shrink the room count to hit a price. M Mira goes the other way. Mah Sing’s single tower in Taman Sri Rampai, Wangsa Maju, offers nothing smaller than three bedrooms, and its largest plan fits five bedrooms and three bathrooms into 1,050 sq ft.
This guide covers what the project is, its three layouts, the facilities, the location and what to check before you book. It draws on Mah Sing’s project page, the M Mira microsite, Mah Sing’s launch statement as reported in October 2026 and the developer’s floor plans; prices are left out on purpose.
What M Mira is
M Mira is a 40-storey condominium tower with 633 homes on about 2.79 acres. Mah Sing describes it as a low-density project and lists the land as a Residential title. The land was bought in November 2025 through its subsidiary Maxim Heights Sdn Bhd and was reported as leasehold; the lease term has not been published.
It is Mah Sing’s fifth project in the Setapak and Wangsa Maju area, after M Adora, M Astra, M Azura and StarParc Point, and the sales gallery sits at Residensi M Astra on Jalan Usahawan 5. Mah Sing reported strong take-up for the first phase in October 2026 and has opened the second. A completion date has not been announced.
Three layouts, three to five bedrooms
Mah Sing lists the units by “rooms”. On its floor plans every room is drawn with a bed, a wardrobe and a window, so we count them as bedrooms:
- Type A, 800 sq ft: three bedrooms and two bathrooms, with an open kitchen beside the foyer and a balcony off the living room.
- Type B, 900 sq ft: four bedrooms and two bathrooms, plus a yard behind the kitchen. The fourth bedroom is the smallest, drawn with a single bed.
- Type C, 1,050 sq ft: five bedrooms and three bathrooms, again with a yard. Two of the bathrooms sit side by side between the main bedrooms.
Five bedrooms in 1,050 sq ft means the rooms are compact. The plans suit a household that values a door for each person more than a large living area: a family with three children, or parents living with grown-up children. The plans for each type are on the M Mira project page.
Facilities
Mah Sing puts the facility count at over 45. Those named in its launch statement include:
- a 50 m infinity pool, a jacuzzi, a pool deck and a pool slide
- a sunken lounge and a sunken terrace
- an indoor gymnasium and a yoga and Pilates studio
- a games room, a karaoke lounge and a multipurpose hall for badminton and pickleball
- children’s play areas and a mini climbing wall
The building itself carries an express ramp to the car park, EV charging bays, multi-tier security, solar panels and centralised water filtration. Mah Sing also plans a shuttle service to the LRT, and the project holds a provisional GreenRE Silver rating.
Location: between Setapak and Wangsa Maju
The site is in the residential pocket of Taman Sri Rampai, next to SK Taman Seri Rampai. By Mah Sing’s figures, AEON Mall Wangsa Maju is about 500 m away, Sri Rampai LRT Station about 650 m and Wangsa Maju LRT Station about 820 m, both on the Kelana Jaya Line. Sri Utama International School is about 1.4 km away and Columbia Asia Hospital Setapak about 4 km.
Drivers have the Setiawangsa–Pantai Expressway, Middle Ring Road 2, DUKE and AKLEH close by, which link to the city centre, Ampang and the Karak Highway. Two stations on the planned MRT3 Circle Line, at Setapak and Rejang, would add a second rail line once built.
Our Wangsa Maju page lists the projects we cover in the area.
Who M Mira suits, and who it does not
M Mira makes most sense for a larger household that wants every person in a room of their own, near a mall and within walking range of the LRT. A Residential title also matters to buyers who want to avoid the higher quit rent and assessment that often come with serviced apartments on commercial land.
It suits buyers less well if they want freehold, a large living area or a completion date they can plan around. The land was reported as leasehold, the rooms are compact, and Mah Sing has not yet published a delivery date.
What to check before you book
- The advertising permit. Ask to see the permit particulars, which carry the tenure, the lease expiry and the expected completion.
- The exact layout and stack. Ask which way your unit faces and which floor it is on.
- Room sizes. Check the smallest bedroom against the furniture you plan to put in it, especially in Types B and C.
- Delivery terms. Read the completion date and the late-delivery clause in the sale and purchase agreement.
