Quick answer: Garden Villas Phase 4 (Taman Jasa Ria, JH4D) is a completed block of 62 double-storey semi-detached homes on freehold land, built by Wing Tai Asia in Jesselton Hills, Alma, Bukit Mertajam. Each 2,660 sq ft house has five bedrooms and three bathrooms on a 34 by 90 foot plot. CCC was issued in October 2025.
Plenty of semi-Ds in Bukit Mertajam are sold off plan, with a handover two or three years away. Garden Villas Phase 4 is already finished, and that changes what a buyer should focus on. The question is no longer whether the developer will deliver; it is whether the house, the plot and the terms of sale suit you. This guide covers all three. The full plan and renders are on our Garden Villas property page.
Where Phase 4 Fits in Jesselton Hills
Jesselton Hills is Wing Tai Asia’s ongoing landed township in Alma, a residential district of Bukit Mertajam. Garden Villas is one of its precincts, built in phases on Lorong Jasa Ria: the earlier phases mix semi-Ds and bungalows, and Phase 4 adds 62 semi-Ds. On paper the release is Taman Jasa Ria Phase 4, code JH4D, and the developing company is DNP Land Sdn Bhd, part of the Wing Tai Malaysia group.
Wing Tai Asia obtained the phase’s certificate of completion and compliance on 24 October 2025. The developer’s brochure had forecast August 2026, so the houses were finished ahead of their own schedule.
The House: One Design, Five Bedrooms
Every Phase 4 home uses the same plan, a 26-foot-wide house on a plot that is normally 34 by 90 feet. That leaves a side garden on each house, which is the main difference between a semi-D and a terrace.
Downstairs, a porch for two cars leads to the living area and then the dining space. The kitchen is divided into dry and wet sections, with a yard and a utility room at the back. A guest room and a full bathroom are tucked beside the staircase, the room most families give to a grandparent. The ground floor has 11-foot ceilings, which makes the living space feel taller than in many terraces.
The first floor has four bedrooms and a family lounge. The master bedroom spans the front of the house with its own bathroom and a balcony, and the other three bedrooms share a bathroom at the rear. Ceilings here are 10 feet.
Choosing a Plot
Since all the houses are identical, choosing a plot is the real decision. The brochure gives the land range as roughly 2,992 to 5,081 sq ft: the standard plots sit at the bottom of that range, and the corner and irregularly shaped ones climb towards the top. A bigger plot means more garden and more space to extend later, subject to council approval. On the site plan, Phase 4 occupies the eastern side of the Garden Villas precinct, with open space inside the loop road and retention ponds to the south. Ask for the exact land area of the plot you are offered in writing, because the brochure range covers very different lots.
Two Terms to Read Twice
No gate. Phase 4 is listed in the developer’s summary as having neither a gate nor guards. Each house comes with an alarm system, but the street itself is open. If you are used to a guardhouse, adjust your expectations, or add CCTV and a sturdy auto-gate to your renovation budget.
Completed-property defect terms. Because the phase is sold as completed property, there is no standard defect liability period. The developer instead gives one defect rectification, claimable within 12 months, and only if the house has not been renovated. In practice, inspect thoroughly, list every defect, get them fixed, and only then bring in your contractor.
The handover package covers an alarm system, screens in the showers and a security grille over the yard. Air-conditioning, however, is limited to points, with the piping left to you, so allow for that in your move-in costs.
Getting Around
Wing Tai Asia’s brochure gives a short list of distances. AEON Mall is about 1 km away and BM Lotus’s Hypermarket about 1.5 km, while Bukit Mertajam town is about 6 km. The expressway is roughly 9 km away, as is the Juru Auto-City strip, while IKEA Batu Kawan and the Penang Bridge are each around 16 km. Schools named in the brochure include BM High School, SRJK (C) Sin Ya and Jit Sin Independent High School. For work, it points to the Bukit Tengah and Bukit Minyak industrial parks, Prai and Batu Kawan. For weekends, BM Recreation Forest and Mengkuang Dam are both nearby. You will need a car for almost every trip.
