Five units to a floor, on homes that start at 1,905 sq ft. Two towers of 33 and 34 storeys hold only 270 homes across 9.8 acres. That combination — a wide site, a short floor plate and a large unit — is what a low-density high-rise actually looks like, and none of it can be changed after construction.
Eleven-foot ceilings and two to three bays with storage lockers. The ceiling is roughly a foot above the usual condominium standard, and the parking allocation comes with one or two lockers attached to the bay. On a building where the smallest layout is house-sized, that storage is the difference between a tidy bay and a cluttered one.
It has been standing since 2017, so nothing is a rendering. The certificate of completion was obtained at the end of 2017. You can walk the Level 8 deck, ride the lifts at 8am, meet the neighbours and see how the finishes have aged — none of which is available on an off-plan purchase.
Why Alila 2 May Not Suit You
There is no small unit here. The entry layout is 1,905 sq ft and the largest is 3,235 sq ft. Maintenance charges on a strata title are levied by share unit, which tracks area, so the monthly outgoings on any unit in this building will be well above a typical two-bedroom. Budget for that before you fall for the space.
The defect liability period expired years ago. Completion was 2017, so anything you find after handover is yours to fix, and any renovation the previous owner did comes with the unit. View with a contractor rather than an agent, and check the wet areas and the balcony line specifically.
Tanjung Bungah runs on one coastal road. Jalan Tanjung Bungah is the single route between Batu Ferringhi and George Town, and it backs up at school run and at peak. If your commute crosses that stretch twice a day, drive it at 8am before you decide.
