The Marin is a completed freehold condominium of two 21-storey towers on Persiaran Sungai Emas 1 in Batu Ferringhi, on Penang’s north coast. It holds 149 apartments on about four acres, with only four homes on each floor.
There are two layouts, both 3+1 bedrooms: Type A at 1,850 sq ft facing the sea, and Type B at 1,750 sq ft facing the forested hills. The towers were finished in October 2018, and Tower B went on sale only in 2026.

Four Homes a Floor, Two Views
With four units per floor, each home has two outside walls. The developer orients both towers north-west, and the floor key plan splits every level cleanly: units 01 and 02 are Type A on the sea side, units 03 and 3A are Type B on the forest side. The type you pick decides the view.
Type A is the larger and better-serviced plan. Its 1,850 sq ft carries three bedrooms, a store room, a utility room off the yard and four bathrooms. Type B gives up 100 sq ft, the store room and one bathroom, and keeps the 3+1 room count.
Because both blocks have stood since 2018, you judge a real apartment rather than a drawing. The other side of that is the sale basis: units go ‘as is where is’, and after-sale repairs are limited to wall cracks, water leaks and blocked pipes, done once. View the exact unit on offer, not only the show flat.
Parking is generous for a tower. Each apartment gets two bays side by side, 344 across both blocks, and since strata titles are already issued, no extra bays can be bought.

The ‘+1’ on both plans is a utility room. Type A also has a store room and a fourth bathroom beside the yard. The view is fixed by the type: the two Type A corners of every floor face the sea, the two Type B corners face the hills.

Is The Marin Right For You?
Why Buy at The Marin
Every apartment is a corner unit. Four homes share each floor, so each one gets two outside walls and cross-ventilation, and the sea-facing Type A holds the Andaman Sea view. Along a coast of taller, denser towers, that layout is the strongest point here.
Finished, with strata titles issued. The towers have stood since October 2018 and the titles are already out. You inspect the real unit, the real view at that height and the common areas before you commit, instead of reading a render.
Large family plans with two bays. Both layouts are 3+1 bedrooms at 1,750 to 1,850 sq ft, and each unit has two side-by-side car park bays. Type A adds a store room and a fourth bathroom.
Why The Marin May Not Suit You
Not for buyers who expect a full defects period. Units are sold 'as is where is', and the developer fixes only wall cracks, water leaks and blocked pipes, one time. Budget for an inspection and some touch-up work before moving in.
A drive from the city side of the island. Batu Ferringhi sits near the end of the north coast road. Gurney Drive, the hospitals and most of the schools on the developer's own list mean a car journey, and the coast road is the main way in and out.
Half the stack looks inland. Type B units face the hills, not the water. If the sea is the reason you are looking, insist on a 01 or 02 unit and check the floor, since the outlook changes with height.
