Aliva
Developed by Astaka Padu, Aliva brings freehold serviced apartments to Mount Austin, Johor Bahru. It has only 499 units on a 2-acre plot, split between two 32-storey blocks with ten homes per floor. Residents enter through the Level 1 lobby, parking takes up Levels 2 to 6, and Level 7 is given over entirely to facilities. The target for completion is Q4 2026.
Quick answer: Aliva is a freehold High Rise Condominium development by Astaka Padu in Mount Austin, Johor Bahru, Johor. It offers 499 units with 1+1 to 3+1 bedrooms, from 595 to 1,075 sq ft, with completion targeted for Q4 2026. Gross prices start from RM445,000.
Ten units per floor is the number that defines it
In Johor Bahru, projects in this segment usually run to a thousand units per tower, so two blocks totalling 499 is modest. The lower head count means 38 facilities on one podium floor can actually be used without queues, and on weekday mornings you are not left waiting long for a lift.
The stacking is clean: lobby on Level 1, parking on Levels 2 to 6, the whole of Level 7 given to facilities, homes above. Nobody lives directly over a car park ramp and nobody on a residential floor looks into the pool deck.
Unit Types
Three layouts, and every one of them is a “+1” plan — the extra area goes into a separate room rather than a larger living area.
| Type | Size | Bedrooms | Bathrooms |
|---|---|---|---|
| Type A | 595 sq ft | 1 + 1 | 1 |
| Type B | 857 sq ft | 2 + 1 | 2 |
| Type C | 1,075 sq ft | 3 + 1 | 2 |
Car park allocation: one bay for Types A and B, two bays for Type C.
One number to know if you are comparing documents — one developer schedule lists Type C at 1,057 sq ft while the brochure and the floor plan print 1,075 sq ft. This page follows the plan sheets.
Layout & Floor Plan
Type A (595 sq ft) is the 1+1: one bedroom, one bathroom, and the “+1” drawn on the plan as a kid’s room off the foyer. Living, dining and an open kitchen run along one side with a balcony off the living area. For 595 sq ft, getting a second enclosed room rather than a wider living area is the trade being made.
Type B (857 sq ft) is the 2+1 with two bathrooms. Bedroom 1 and Bedroom 2 sit at opposite ends with the living and dining between them, and the “+1” is again a kid’s room, next to the foyer. The kitchen here gains a separate pantry and yard, so laundry and wet cooking stay out of the living space.
Type C (1,075 sq ft) is the 3+1, and here the “+1” is different — the plan labels it a utility room and draws a bed in it, which makes it a helper’s room rather than a study. Three bedrooms, two bathrooms, a balcony off the living area, and the same separate pantry and yard arrangement behind the kitchen.
All three plans are on this page.
Facilities
Counted off the developer’s own plan: 24 facilities at Aliva, on 4 levels. Ask which of these are in the first phase of handover and which follow later.

Thirty-eight facilities sit on the Level 7 podium deck.
Separate halal and non-halal cooking facilities are worth calling out — most developments provide one set and leave residents to work around it. Building services include EV charging, concierge and parcel management, with a five-tier security system.
Beneath the towers, a ground-floor commercial boulevard holds a child care centre, a grocer, a café, a laundry, a courier outlet and a dark kitchen, so everyday errands happen within the development instead of needing the car.
Location & Connectivity
Mount Austin is a commercial area on Johor Bahru’s Tebrau side, and it has already matured. The eateries, schools, clinics and banks around it exist today; they are not future promises. That is what separates an established address from a masterplan you are asked to take on trust.
- Faces directly onto the Mount Austin commercial belt
- Austin Heights
- Taman Daya and Taman Johor Jaya
- Tebrau Highway
- Eastern Dispersal Link (EDL) to the CIQ
- AEON Tebrau City, Toppen and IKEA Tebrau
- Hospital Sultan Ismail and KPJ Bandar Dato’ Onn Specialist Hospital
From this part of town, the Eastern Dispersal Link feeds directly into the CIQ complex. For anyone commuting to Singapore, that means skipping the old town altogether, which is why the address works.
Developer Background
Astaka Padu is the developer. The land is freehold and sits on a commercial title covered by the Housing Development Act, and the homes are classed as serviced apartments. You may see the project under two names, “Aliva @ Austin Height” and “Aliva @ Mount Austin”. Both refer to the same development.

Is Aliva Right For You?
Why Buy at Aliva
Ten units to a floor, 499 in total. That is a small building by Johor Bahru standards, and it is the number that makes everything else here work — 38 facilities on one podium level stay usable rather than oversubscribed, and lift waits stay short. Freehold on top of that means no lease expiry and no state consent on a future sale.
Every layout is a "+1" plan. The 595 sq ft is a 1+1, the 857 sq ft a 2+1, the 1,075 sq ft a 3+1. The developer spent the extra area on a separate room rather than a bigger living area — a kid's room in the smaller two, a utility room in the largest. If you need a door rather than a corner, that is the whole argument.
Daily errands are handled downstairs, and the shop mix is already set. Under the building, a commercial boulevard carries a grocer, café, laundry, courier counter, dark kitchen and child care centre. Up on the podium there are BBQ pits and live kitchens split into halal and non-halal, which few projects bother with.
Why Aliva May Not Suit You
Completion is Q4 2026 and it is a commercial title. The unit is still being built, so read the SPA delivery clause and look at Astaka Padu's handover record. The commercial title under the HDA also means utilities and assessment are billed at commercial rates, not residential ones — budget that monthly, not just at purchase.
Only the three-bedroom gets two car park bays. The 1+1 and the 2+1 get one each. In a car-led address like Mount Austin, a two-working-adult household in a Type A or B unit is going to feel that immediately.
Mount Austin is mature, which cuts both ways. The food, schools, clinics and banks are already built out rather than promised — but so is the traffic. There is no rail station within walking distance, and the area is busy at the hours you would actually be moving.
Our Take
Which unit should you choose at Aliva?
Aliva in Mount Austin, Johor Bahru suits most buyers best as a Type B: two bedrooms, a kid's room and two bathrooms in 857 sq ft, 262 sq ft more than the one-bathroom Type A. Go up to Type C (1,075 sq ft) only if you need a third bedroom, a helper's room or a second car bay.
- Why Type B
- Bath 1 opens from inside Bedroom 1, so it works as an en-suite. Bedroom 2 and the kid's room share Bath 2, and the kid's room has an outside window and a single bed drawn in.
- Pick differently if
- Type A (595 sq ft) for one or two people; its kid's room works as a study. Type C (1,075 sq ft) for three bedrooms, a helper's room and two car bays.
- Check before you book
- Aliva's completion target is Q4 2026. Ask whether the Certificate of Completion and Compliance has been issued, and ask to walk a finished Type B before you book.
