About This Property

MABA Suitez is EXSIM’s pair of serviced apartment and office suite towers on Jalan Hang Jebat, in Kuala Lumpur’s old commercial core, with the Merdeka 118 precinct directly across the road. The project is a collaboration with the Malaysia Basketball Association (MABA), and its Level 6 podium carries the association’s office alongside a 3×3 basketball court.

The site is 1.328 acres of leasehold land. Tower A rises 54 storeys and Tower B 50, and between them they hold 914 units in three sizes: a 323 sq ft office suite, a 484 sq ft one-bedroom with a study, and a 657 sq ft dual-key unit with one bedroom and two bathrooms. By the developer’s map, Merdeka MRT station is about 160 m away, roughly two minutes on foot.

Quick answer: MABA Suitez is a leasehold high rise condominium development by EXSIM in KL City Centre, Kuala Lumpur. It offers 914 units, with studio to 1+1-bedroom layouts, from 323 to 657 sq ft, with completion targeted for 2031 (delivery stated as 60 months from APDL). Prices start from around RM699,000 gross.

North Side or South Side: How the Layouts Sit on Each Floor

The developer’s typical floor plan labels north as KL City and south as Menara Merdeka Maybank, the name the kit uses for the Merdeka 118 tower. Read against that plan, choosing a layout is also choosing an outlook. Every Type C unit lines the south face of its tower, looking towards the 118 tower, while Types A and B open to the north, where the kit’s view study picks out KL Tower and the Petronas Twin Towers above the old town.

A typical floor in Tower A carries 12 units (three Type A, four Type B, five Type C) and one in Tower B carries 10 (three, three and four). Two Tower A floors break the pattern. On Level 23A a break tank takes the place of two Type B units, and on Level 33A a sprinkler room and a break tank replace all four. If you are offered a Type B on either of those floors, ask which plant room will share your wall.

Type A deserves a careful read. Its plan calls the main space an office suite and pairs it with a pantry, a utility room and a toilet rather than a bedroom and a bathroom, so confirm how the unit is titled and what use the SPA permits before you plan to live in it. Type C works the other way round. The front door opens into a small foyer: a door on one side leads to the bedroom and an en-suite with a bathtub, and the other side opens to the living, dining and pantry wing, which has its own shower room and WC. The plan draws the door into that living wing as a space-planning suggestion, so ask whether it comes fitted.

Of the 914 units, 249 are Type A (135 in Tower A, 114 in Tower B), 288 are Type B (174 and 114) and 377 are Type C (225 and 152), which makes the dual-key layout the one you will find on the most floors. Type C(M) in Tower B is a mirror image of Type C with the same 657 sq ft and the same rooms. In metric the three sizes are 30, 45 and 61 sq m. Every figure here follows EXSIM’s October 2026 sales kit.

Layout & Floor Plan

All 3 plans below are the developer’s own drawings.

  • Type A is 323 sq ft, a studio and 1 bathroom — office suite with a pantry, a utility room and a toilet; windows face north.
  • Type B is 484 sq ft, 1+1 bedrooms and 1 bathroom — a bedroom plus a study by the entrance, with the shower room and WC as two separate compartments; windows face north.
  • Type C is 657 sq ft, 1 bedroom and 2 bathrooms — dual key, a living wing and a bedroom wing off one foyer, each with its own bathroom (bathtub on the bedroom side); windows face south towards Merdeka 118; C(M) is the mirror plan.

Two floors break the pattern. On Level 23A of Tower A a break tank takes the place of two Type B units, and on Level 33A a sprinkler room and a break tank replace all four Type B units on that floor. Tower B keeps its standard plate on both levels, so ask which floor a unit sits on before choosing a Type B in Tower A.

Developer Background

EXSIM began in the timber trade and moved into property development in 2008. Its sales kit, with figures updated to the second quarter of 2026, counts 37 developments completed and handed over and about 19,250 units delivered. The portfolio runs to 40 high-rise schemes alongside industrial, commercial and mixed developments, with projects marked from Penang and Kelantan down to Johor and across to Sabah.

The same kit reports an average QLASSIC workmanship score of 80% across EXSIM’s buildings, with Scarletz Suites, its earlier KL City Centre project, at 81%, and states that all of its high-rise developments are certified under GBI or GreenRE. EXSIM also lists four FIABCI World Prix d’Excellence wins, among them The Rainz in Bukit Jalil and Millerz Square on Old Klang Road. Closer by, the company’s Branniganz Suites in Bukit Bintang is also on this site. MABA Suitez itself is a joint effort with the Malaysia Basketball Association, which keeps an office on the Level 6 podium.

What is the land tenure at MABA Suitez?
Leasehold, according to the At a Glance page of the developer’s sales kit, on land titled for commercial use. The kit does not print the length of the lease. News reports in 2023 said the lease runs to 2068 and that an extension had been applied for, so ask the developer for the current remaining term in writing.

What unit types are available at MABA Suitez?
Three. Type A is a 323 sq ft office suite with a pantry and a toilet; Type B is a 484 sq ft unit with a bedroom, a study and one bathroom; Type C is a 657 sq ft dual-key unit with one bedroom and two bathrooms. Type C(M) is the mirrored version of Type C.

When will MABA Suitez be completed?
Completion has been reported for 2031. The developer’s kit sets delivery at 60 months from the APDL (the advertising permit and developer’s licence), so the date written into your SPA is the one to rely on.

Is MABA Suitez Right For You?

Why Buy at MABA Suitez

Two minutes on foot to the MRT. The developer's map puts Merdeka station on the Kajang Line about 160 m from the site, along Jalan Hang Jebat itself. Pasar Seni and Bukit Bintang are one stop either way, so living here without a car is realistic, and that matters because no parking bay comes with the unit.

Type C faces the 118 tower. All 377 Type C and C(M) units run along the south side of the two towers, the side the floor plan marks towards Merdeka 118. They are also the dual-key layout, with the bedroom wing and the living wing behind separate doors off one foyer, which gives two adults genuine privacy in 657 sq ft.

Facilities stacked on a small site. On 1.328 acres EXSIM has built upwards: a gym, a coworking lounge and the MABA 3x3 court on the Level 6 podium, then a pool deck with a jacuzzi on top of Tower A and a second pool deck with a kid's pool on top of Tower B. Each tower has its own rooftop pool, so neither half of the development is left with only the podium.

Why MABA Suitez May Not Suit You

Not for buyers who insist on freehold. Some earlier listings called this project freehold, but the developer's own fact page lists the land as leasehold. Press reports from 2023 gave the lease end as 2068 with an extension being sought, so get the remaining term and the extension status from the developer in writing before you book.

Not for anyone who needs a parking bay with the unit. The kit states that car parks are not included with the units, and the podium holds 391 bays plus 6 EV bays for a development of 914 homes. If you drive to work every day, ask how residents will get a bay before you commit.

Not for a buyer who needs the keys soon. The kit ties delivery to 60 months from the APDL, and 2031 is the completion year reported so far. Two towers of this height on a tight city plot take time to build, so read the delivery and late-delivery clauses in the SPA and walk through a completed EXSIM building before you sign.

Our Take

Which unit should you choose at MABA Suitez?

MABA Suitez on Jalan Hang Jebat in KL City Centre suits most buyers best as a Type C: 657 sq ft, 173 sq ft more than Type B, with the living wing and the bedroom both on the south window wall facing Merdeka 118. Choose Type B (484 sq ft) only if you need the separate study.

Why Type C
Both rooms get the full south window line across the 8.1 m frontage. In Type B, the living room's only window looks onto the A/C ledge, and the study by the door has no window.
Pick differently if
Type B (484 sq ft, 1+1) for a bedroom plus a study, facing north over KL City. Type A (323 sq ft) is drawn as an office suite, so treat it as a workspace.
Check before you book
On the Type C plan, the door from the foyer into the living wing is dashed as a space-planning suggestion. Ask whether it is fitted as standard, since the two-wing privacy depends on it.
