MARC Residences
Built by Jayamas Property Group right in the middle of Bukit Mertajam, Penang, MARC Residences is a tower of serviced residences on freehold title, rising 26 storeys. For all that height it contains just 110 homes, so each floor has only four or five front doors. Towers this tall are rarely this sparse.
Each of the two layouts is a dual key with three bedrooms and two bathrooms: Type A covers 1,330 sq ft, Type B 1,120 sq ft. Bedroom 3 is set apart from the main living space, with a separate foyer and a dedicated bathroom, giving an independent room that still sits under one strata title.
Down in the podium are retail outlets served by their own shop lobby, while residents enter through a separate grand lobby fitted with discussion areas, both open and private. A whole floor is given over to facilities, among them the gymnasium, sky pool and BBQ deck.
Quick answer: MARC Residences is a freehold high rise condominium development by Jayamas Property Group in Bukit Mertajam, Penang. It offers 110 units, with 3 bedroom layouts, from 1,120 to 1,330 sq ft.

What the numbers actually say
The building holds 110 homes in total.
Unit Types
| Type | Size | Bedrooms | Bathrooms | Notes |
|---|---|---|---|---|
| A | 1,330 sq ft | 3 | 2 | dual key; 12,800 x 11,550 mm, two balconies, yard and utility room |
| B | 1,120 sq ft | 3 | 2 | dual key; 12,800 x 9,937 mm, yard off the kitchen |
The block offers just two plans. Each has three bedrooms and two bathrooms, and each is configured as a dual key: Bedroom 3 is reached through a separate foyer, has a bathroom of its own and stays apart from the main living space. That means a single strata title gives you the main home and an independently accessed room alongside it. The larger Type A, 1,330 sq ft, gains a second balcony plus a utility room beside the yard, while Type B, 1,120 sq ft, is a more compact take on the same arrangement. Width is identical at 12.8 m; depth is what differs, 11.55 m versus 9.94 m. The entire 26-storey tower contains only 110 homes.

Location & Connectivity
Bukit Mertajam is the principal town of central Seberang Perai, and MARC Residences is on Jalan Song Ban Kheng at its core. This side of the mainland is long settled. Summit BM Plaza, Hospital Bukit Mertajam, the wet market and Jit Sin High School already make up the town grid today; none of them is waiting on some future phase.
Travel options are good: the town has a station served by KTM Komuter and ETS, an express bus terminal, and quick access to the North-South Expressway, with the Penang Bridge carrying you on to the island. Because retail outlets fill the podium, the street level connects with the town instead of presenting a gated wall.

2. Type A is 1,330 sq ft with 3 bedrooms and 2 bathrooms; Type B is 1,120 sq ft with 3 bedrooms and 2 bathrooms.
How many units does MARC Residences have?
110.
How many units are there at MARC Residences?
Just 110 units, all in one 26-storey block. With four or five homes on each floor, density is light for a building so tall.
What are the unit sizes?
There are two: Type B at 1,120 sq ft and Type A at 1,330 sq ft. Each has three bedrooms and two bathrooms.
What does dual key mean here?
In each layout, Bedroom 3 is kept apart from the main living space, with a separate foyer and its own bathroom. So under a single strata title you get the main home and an independently accessed room. That suits an elderly parent or a grown-up child, or anyone wanting a guest suite whose door does not lead into the living room.
Is MARC Residences freehold?
Yes, freehold.
What is the difference between Type A and Type B?
Width is the same, 12.8 metres, but depth is not: Type A runs 11.55 m and Type B 9.94 m. On top of that, Type A gets an extra balcony and a utility room next to the yard.
What facilities are there?
One whole floor holds the gymnasium, sky pool and BBQ deck. There is also a grand lobby with discussion areas, open and private, and community spaces come with high-speed internet. In the podium are retail outlets, which have a shop lobby of their own.
Where exactly is MARC Residences?
It sits within the established town grid of Bukit Mertajam, Penang, on Jalan Song Ban Kheng. Hospital Bukit Mertajam, Summit BM Plaza, the wet market and Jit Sin High School are a walk or a short drive away, and the express bus terminal and the KTM and ETS station are both near.
Unit Sizes
| Type | Size | Bedroom | Bathroom |
|---|---|---|---|
| Type A | 1,330 sqft | 3 Bedroom | 2 Bathroom |
| Type B | 1,120 sqft | 3 Bedroom | 2 Bathroom |

Is MARC Residences Right For You?
Why Buy at MARC Residences
Only 110 homes over 26 storeys. That is four or five units per floor, and it sets how busy the corridor feels, how long the lift takes to arrive and how crowded the pool is on a Sunday. No renovation can change it later. Hardly any tower of this height is planned so sparingly.
Two roomy plans, each set up as a dual key. At 1,120 sq ft and 1,330 sq ft, both give three bedrooms and two bathrooms, and Bedroom 3 has a separate foyer and bathroom. A parent or grown-up child gets an independent room without you buying another home, and the plans are generous enough that the main household keeps a real living and dining space.
Freehold land at the heart of Bukit Mertajam. The established town grid already contains Hospital Bukit Mertajam, Summit BM Plaza, Jit Sin High School and the wet market. The express bus terminal and the KTM and ETS station are close, and the North-South Expressway takes you south or across to the island.
Shops in the podium, reached through their own lobby. Residents never share an entrance with retail customers, a minor detail in the plans that you appreciate every day.
Why MARC Residences May Not Suit You
Only two layouts, both above 1,100 sq ft. There is no compact unit here. That is deliberate, but it narrows the resale pool to buyers who specifically want space in Bukit Mertajam β a smaller group than the buyers looking for a 700 sq ft two-bedroom.
Dual key cuts both ways. The layout that houses two households means a shared strata title, a shared electricity account unless you sub-meter, and a wall between you and whoever is in the third room. If you are buying purely for one household, a conventional three-bedroom of the same area gives more connected living space.
The developer does not publish a completion date, a maintenance fee or a car park allocation. All three are on record for their other projects but not for this one. Ask for the VP date on the statutory panel, the estimated maintenance psf, and how many bays come with each unit β the last one especially, because on the mainland nearly every adult drives.
Retail in the podium brings footfall. The separate shop lobby handles most of it, but the ground floor is a public frontage on a town road, not a gated garden. Visit at a busy hour before you decide.
Check the statutory panel. We could not source an APDL number or a developer licence number for this development. Ask to see both, printed on the panel, before you pay a booking fee.
Our Take
Which unit should you choose at MARC Residences?
MARC Residences in Bukit Mertajam, Penang suits most buyers best as a Type A: 1,330 sq ft, 210 sq ft more than Type B, adding two balconies and a utility room. Both are three-bedroom dual keys, and the floor plate places Type A only on levels 17 to 25.
- Why Type A
- The dual-key Bedroom 3 gets Balcony 2 of its own, so whoever lives there has outdoor space without crossing your living area. Balcony 1 stays with the main home, and the utility room sits beside the yard.
- Pick differently if
- Type B (1,120 sq ft) for the same three-bedroom dual-key arrangement on a shallower plan, on levels 7 to 25. Its plan shows a yard beside the kitchen but no balcony.
- Check before you book
- On both plans Bath 2 sits inside the dual-key suite, so Bedrooms 1 and 2 share Bath 1 and neither has an en-suite. Make sure that suits your household before you book.
