About This Property

Qubaz Suites is a 30-storey serviced apartment tower in the centre of Kuala Terengganu, by EXSIM. It holds 759 units above a retail base, on a site that sits on the edge of the town’s Chinatown with the South China Sea at the end of the road.

The design brief the developer calls ‘modern Islamic’ shows up in the geometry of the facade and in the landscape rather than as ornament: broad interior circulation, patterned screening, and an arrival sequence built around a heritage well. Three residential layouts run from a 388 sq ft studio to a 753 sq ft three-bedroom, and the facilities are stacked on two decks — a fourteen-item recreation level on Level 6 and a sky conference and lounge floor on Level 29.

The statutory particulars are on record: the Advertising and Sale Permit runs to 27 February 2028, the building plan was approved by Majlis Bandaraya Kuala Terengganu in June 2024, and the development is sold on Schedule H with the HDA account held at Affin Islamic Bank.

Quick answer: Qubaz Suites is a high rise condominium development by EXSIM in Kuala Terengganu, Terengganu. It offers 759 units, with 2 / 3 / Studio bedroom layouts, from 388 to 753 sq ft. Prices start from around RM388,000 gross.

Development at a Glance

Everything below comes from the developer’s own material. These are the figures that are fixed at construction — renovation changes none of them, so they are worth checking before anything else.

  • Developer — EXSIM
  • Property type — High Rise Condominium
  • Land title — Commercial under HDA
  • Blocks — 1 block
  • Storeys — 30 floors
  • Total units — 759
  • Units per floor — 33

What the numbers actually say

The building holds 759 homes in total.

There are 33 units to a floor. The lower that number, the less corridor you share and the shorter the wait at the lift lobby.

Unit Types

TypeSizeBedroomsBathroomsNotes
A1388 sq ftStudio136 sq m; pantry, bathroom, bedroom and A/C ledge
B1506 sq ft2147 sq m; master bedroom plus one bedroom, single shared bathroom
C1753 sq ft3270 sq m; master with ensuite, two further bedrooms

The developer publishes three representative layouts — A1, B1 and C1. On the typical floor plate the stacks are labelled A1/A2, B1 to B6, and C1/C2, which are mirrored and re-oriented versions of the same three plans rather than different sizes: the brochure’s C2 drawing carries the same 753 sq ft and the same three-bedroom, two-bathroom count as C1. Ask which stack letter your unit sits in, because the orientation is what changes — the plate faces Chinatown and the islands to the west, the bus terminal to the east, and the Kuala Terengganu waterfront to the south.

  • Type C1 is 753 sq ft, 3 bedrooms and 2 bathrooms — 70 sq m; master with ensuite, two further bedrooms.

Location & Connectivity

Qubaz Suites stands on Jalan Kampung Tiong, on the edge of Kuala Terengganu’s Chinatown — a quarter of shophouses that has been continuously settled for close to three hundred years. The South China Sea is at the end of the street and the mouth of the Sungai Terengganu is less than a kilometre away, which is what puts the islands, Pulau Warisan and Pulau Duyong among them, within a short boat ride rather than a drive.

This is the town centre, not an outlying township. The Kuala Terengganu bus terminal, Pasar Kedai Payang, Shahbandar Jetty and the state mosque are all inside the same grid of streets, and Sultan Mahmud Airport is about fifteen minutes out by car. For a coastal state capital that is an unusually compact catchment — most daily errands here are walkable, which is rarely true of a new high-rise site.

Is Qubaz Suites Right For You?

Why Buy at Qubaz Suites

It is in the town centre, not on the edge of it. Jalan Kampung Tiong puts you on the boundary of Chinatown, under a kilometre from the river mouth, and inside walking distance of Pasar Kedai Payang, Shahbandar Jetty and the bus terminal. Sultan Mahmud Airport is about fifteen minutes by car. In a state capital this compact, that combination is hard to reproduce — there is no second Chinatown edge to build on.

The statutory paperwork is complete and current. The Advertising and Sale Permit runs to 27 February 2028, the building plan was approved in June 2024, and the development is sold on Schedule H with the HDA account at Affin Islamic Bank. That is the full set, and it is the first thing worth checking on any east-coast launch.

Two facility decks rather than one. Level 6 carries the pool, gym, coworking lounge and children’s play in fourteen separate items; Level 29 adds a sky conference hall and lounge twenty-three floors higher. Splitting them means the recreation deck is not also the function venue — a distinction you feel on a weekend.

Why Qubaz Suites May Not Suit You

Thirty-three units to a floor is a dense plate. The developer does not publish a lift count for the tower, and that is the number to ask for before anything else — 33 doors on a level is a long corridor and a lot of morning traffic through the same lobby. Get it in writing.

The tenure is not stated in the material we hold. The Advertising and Sale Permit records the lot and the schedule but not the land tenure, and neither the brochure nor the project site prints it. Ask for the title search before you commit; on a coastal town-centre lot this genuinely varies.

Only three layouts are published for eight stack labels. A1/A2, B1 through B6 and C1/C2 are mirrored and re-oriented versions of the same three plans. That is normal, but it means the drawing you are shown may not be the orientation you buy — ask which stack, and which way it faces, before you sign.

It is a commercial title under HDA. The housing-development protections apply, but assessment and utility tariffs can follow the commercial schedule rather than the residential one. Ask the developer to confirm in writing which applies.

Our Take

Which unit should you choose at Qubaz Suites?

Qubaz Suites in Kuala Terengganu town centre suits most buyers best as a Type B1: two bedrooms in 506 sq ft, only 118 sq ft more than the A1 studio. Go up to Type C1 (753 sq ft) only if you need a third bedroom and a second bathroom.

Why Type B1
Its one bathroom is split into a separate toilet and shower room with the basin between them, so two people can get ready at once. The kitchen is open to the dining area beside the entrance.
Pick differently if
Type A1 (388 sq ft studio) for one person. Type C1 (753 sq ft) for a family: the master gets its own bathroom, and the other two bedrooms share a split toilet and shower.
Check before you book
None of the developer material we hold gives a completion or vacant possession date for Qubaz Suites. Ask which date the sale and purchase agreement commits to before you book.
