A Finished Semi-D Next to the Jawi Toll
Most new landed schemes in Seberang Perai Selatan are sold two to three years before handover. This one is past that stage: the developer’s August 2026 Summary records CCC as obtained, and the remaining Phase 7 and 8 houses are viewed by collecting a key from the sales gallery.
The layout is built for a household with an older member. Bedroom 3 sits on the ground floor at the back, beside the kitchen and next to its own bathroom, while the master suite, two more bedrooms and a family area take the upper floor. Each house also has two balconies, one over the porch and one off the family area.
Location is the second draw. The developer measures the Jawi toll plaza on the North-South Expressway at 850 m and the Nibong Tebal KTM station at 2.5 km, which keeps Bukit Mertajam, Parit Buntar and the Kedah side of the border within easy reach.
The precinct is not purely residential. Twenty-one shop offices take the end facing the main road, followed by a small park, and the 90 houses run in two long rows behind them. Plots near the shop offices will see more passing traffic than those further down the rows.

A bedroom and bathroom downstairs. One bedroom with a bathroom beside it sits on the ground floor, away from the stairs. That suits a grandparent or a helper, while the master suite and two more bedrooms stay upstairs.
Under a kilometre to the expressway. The developer puts the Jawi toll plaza 850 m away and the Nibong Tebal KTM station 2.5 km away. Commuting north to Bukit Mertajam or south into Perak starts almost at the gate.
Why Taman Nuri Emas May Not Suit You
Not for buyers who want a guarded estate. Nothing in the developer's material mentions a guardhouse or gated access. If controlled entry matters, budget for your own auto-gate and alarm, or look at a gated scheme instead.
Shop offices share the precinct. Twenty-one shop offices front the main road at one end. If you want a purely residential street, choose a plot further down the two house rows and visit at a busy hour.
A small-town, drive-everywhere address. Nibong Tebal has its schools, health centre and KTM station, but bigger shopping and specialist medical care mean a drive to Bukit Mertajam or Parit Buntar. Plan on one car per working adult.
