Two facility floors in one tower is the detail worth noticing. Most Kuala Lumpur high-rises put everything on one podium deck at Level 7; here the amenities are split between Level 11 and Level 36, so the upper residential band has its own pool, gym and lounges rather than riding twenty floors down to share.
The land is freehold, which is rare enough inside the city centre to be a reason on its own. The product is a serviced apartment on a commercial title under the Housing Development Act — the standard arrangement for hotel-serviced residences in KL, and it means utilities and assessment are billed at commercial rather than residential rates.

Above these, Level 51 holds penthouses running to 3,617 sq ft with three-plus-one bedroom layouts, which is why the development’s full range reads 635 to 3,617 sq ft. Layout & Floor Plan
Type E (635 sq ft, 1 bedroom, 1 bathroom) is the entry plan and sits on six stacks per floor. Entry passes a shoe cabinet into an open kitchen, then living and dining share one span along the window wall, with the master bedroom and its ensuite behind. There is a dedicated laundry recess — not a balcony conversion.
Type E1 (710 sq ft, 1 bedroom, 1 bathroom) and Type E2 (710 sq ft, 1 bedroom, 1 bathroom) are the same size handled two ways. E1 is the corner variant on stacks 11 and 15, giving the living area two window walls; E2 sits on stack 7 and runs the kitchen along the entry wall so the living and dining zone reads as a single squarer room. Same footprint, different light.
Type F (947 sq ft, 1 + 1 bedrooms, 2 bathrooms) adds a separate study room and a second bathroom to the one-bedroom formula. The study sits between the entrance and the living area rather than being carved out of the master, so it can take a door and function as a real room.
Type F(a) (947 sq ft, 1 + 1 bedrooms, 2 bathrooms) is the mirrored counterpart on stacks 8, 12 and 16, with the living furniture arrangement flipped to face the opposite view. If a specific outlook matters to you, F and F(a) are the pair to compare side by side.
Type G (1,335 sq ft, 2 bedrooms, 2 bathrooms) is the largest released layout and the only one on stack 2. It gets a dry-and-wet kitchen run with an island, a separate powder room for guests, a full laundry room, a walk-in wardrobe and a master bathroom with a freestanding tub and twin basins. This is the plan for a household that entertains.

KLCC East is one stop away, and Tun Razak Exchange is one stop in the other direction, where you can change for the Kajang Line. Is The Conlay Right For You?
Why Buy at The Conlay
Freehold in the city centre, which barely exists. Almost every serviced residence inside the KLCC-Bukit Bintang triangle sits on leasehold land or a 99-year title. The Conlay is freehold. If you plan to hold this for two decades or hand it down, that single line on the title does more for you than any facility list.
Finished, not promised. The tower is completed and handed over. You walk the actual unit, check the actual view from your actual floor, and move in when you are ready. No construction period, no delivery-date risk, no guessing whether the render matches the finish.
Kerry Hill and a real concierge. The architecture is by the practice behind Aman resorts and The Datai, and the two facility floors at Levels 11 and 36 mean the upper band is not sharing one podium deck with 490 other homes. The 24-hour concierge runs like a hotel desk rather than a guardhouse.
Why The Conlay May Not Suit You
Commercial title means commercial bills. These are serviced apartments on a commercial title, so electricity, water and assessment are charged at commercial rates, and the maintenance charge on a hospitality-serviced building sits above a plain condominium. If your monthly holding cost needs to be lean, run those numbers before you commit.
It is a city-centre address, with city-centre trade-offs. Jalan Conlay is surrounded by construction, traffic and nightlife. That is the point for some buyers and the dealbreaker for others. If you want a quiet street, a garden and a primary school five minutes away, a suburban township will suit you better.
The entry layouts are genuinely compact. Type E is 635 sq ft with one bedroom and one bathroom. It is well planned and it has a proper laundry recess, but it is a home for one person or a couple. A family looking for three real bedrooms is looking at Level 51, and that is a very different conversation.
