Quick answer: Sentrino is WHH Land’s completed, gated estate of 80 freehold three-storey semi-detached houses in Alma, Bukit Mertajam, handed over in December 2016. Three designs were built, from 3,899 to 4,039 sq ft. Only Regalo, a six-bedroom, six-bathroom house with a rooftop garden, is still sold by the developer.

Sentrino is the opposite case: an estate that has been standing for almost a decade, where the question is no longer whether it will be built but whether one of the few houses still held by the developer is the right one for you. What Is Still Available
The developer’s August 2026 sales summary carries a one-line note that tells the whole story: only Regalo units are left. Essensa and Allura, the other two designs, are no longer offered by WHH Land, so anyone who prefers those layouts will be dealing with owners on the resale market rather than with the developer.
There were 30 Regalo houses to begin with, out of 80 across the estate. They are spread across the site plan rather than grouped together: one block of ten faces the northern road, another ten line the southern edge, and ten more sit in the middle of the estate, backing onto a row of Allura houses. Which plot is offered to you therefore changes your outlook, your neighbours and your land area.
Inside a Regalo House
Regalo stacks 3,899 sq ft over three floors on a plot about 35 feet wide. You enter through a porch drawn for two cars into an open living and dining space, with a covered patio running down the side of the house. The dry and wet kitchens sit behind, and the last room at the back is a bedroom with an attached bathroom. That last room is the reason many families shortlist this design: an older parent or a helper can live on the entrance level without using the stairs at all.
The first floor is built around the master suite, which has a walk-in wardrobe and opens onto a balcony that runs the full depth of the porch below. Two more bedrooms, each next to a bathroom, and a family lounge complete the level. On the top floor there are two further bedrooms with bathrooms, a games area and a planted rooftop garden at the front. In total that is six bedrooms and six bathrooms, with ceilings of 12 feet according to the developer’s summary.
How the Sold-Out Designs Compare
All three designs share the same footprint, which is why their built-up areas are within 140 sq ft of one another. Essensa, at 3,980 sq ft, has the same six bedrooms but gives its top floor to a study area and a music room, and squeezes a maid’s room next to the kitchen. Allura, the largest at 4,039 sq ft, has five bedrooms rather than six: it turns the second-floor bedroom into a master suite with a study and wardrobe, keeps a maid’s room downstairs, and widens the porch to take three cars.
In practice, Regalo is the most “bedroom-heavy” of the three, which suits a large household better than a couple who want a home office and a hobby room. If the extra porch bay or the music room matters to you, it is worth asking us about resale stock alongside the developer’s Regalo units.
Buying a Completed House That Nobody Has Lived In
A completed estate removes construction risk, but it introduces a different one. A house that has stayed unsold since 2016 has been through close to ten monsoon seasons, most likely with nobody running the taps or airing the rooms. The developer’s summary also notes that defects are not included in the current offer. That makes your own inspection the main protection you have.
Before committing, walk the house in daylight and after rain if you can. Check the roof and the rooftop garden’s drainage, look for damp at the base of walls and around the balcony doors, run every tap and shower, and test every electrical point. If the findings are long, put them in writing before the SPA, not after. Viewings of unsold units can only be booked for weekdays, through WHH Land’s Alma office.
The Estate and Its Surroundings
Entry is through a single gate watched from a guardhouse, backed by CCTV and access cards, with guards on duty 24 hours. Inside, a clubhouse holds an indoor gym and looks over a swimming pool and a wading pool, and the grounds include a playground for children, a jogging track and landscaped lawns.
The address is Alma, a mature residential district of Bukit Mertajam. The developer’s map puts Jit Sin High School, AEON Bukit Mertajam, AEON BIG, Billion and the Alma hypermarket within the surrounding streets, and SK and SMK Machang Bubuk a little further east. For the island, the Juru toll leads to the Penang Bridge and the Tambun toll towards the Second Penang Bridge, while the Butterworth-Kulim Expressway runs past to the north. There is no rail service nearby, so plan on a car for each working adult.

If Sentrino’s three floors feel like too much house, two landed projects in the same town make useful comparisons.
