Quick answer: Taman Seri Bedu, in Tasek Gelugor, Penang, is Ihsan Ceria Sdn Bhd’s freehold development of two-storey terrace houses. Phase 2, now selling, has eleven 1,600 sq ft houses with four bedrooms and four toilets each. The first phase next door is finished and sold out; no completion date is published for Phase 2.
Taman Seri Bedu is easy to miss. It has no glossy township brochure, no clubhouse and only a handful of houses for sale at a time. What it does have is a finished first phase standing on the same 9.5-acre site, which tells a buyer more about the developer than any render can. This guide covers the house, the phasing and the questions still open. The floor plan is on our Taman Seri Bedu property page.
Three Small Phases
Ihsan Ceria is building the scheme in stages. Phase 1, Plots 55 to 72, is already up: the 18 houses are sold and the developer has applied for their certificate of completion. Phase 2, eleven houses numbered 44 to 54, holds an advertising and sales permit, so it is what is on offer today. Any later release will need its own permit before it can be offered, so this guide covers Phase 2 only.
For Phase 2, the developer’s Summary says building begins once buyers are ready to sign their SPAs, with an estimate of late 2026 to early 2027. A completion date has not been published, so the delivery period written into the SPA is the figure to rely on.
Inside the 1,600 sq ft House
The layout plan shows a house 20 feet wide and 40 feet deep on both floors. From the porch, which is drawn with room for two cars, the ground floor runs through a living area and a dining area to the kitchen at the back. A utility room sits beside the staircase, and behind it are Bedroom 4 and Toilet 1, a self-contained corner for a grandparent or a helper.
The upper floor is where the bedrooms concentrate. The master bedroom takes the front, with a closet area, an attached toilet and a front balcony. Bedrooms 2 and 3 are at the back with a toilet between them, and a family area in the middle has a fourth toilet. Four bedrooms and four toilets in 1,600 sq ft is an efficient arrangement for a large household.
Ceilings and Finishes
The Summary records unusually tall rooms for a terrace: 3.5 metres in the living room, 3 metres in the dining room and the bedrooms, and a full 5 metres where the family room sits upstairs. The houses are handed over bare. Water-heater and air-conditioner points are supplied but no air-conditioner piping, the car porch is finished in cement, and the developer’s proposed floor tile is 500 by 500 mm, still marked as to be confirmed.
Neither a maintenance charge nor a sinking fund appears in the developer’s notes, and no security arrangements are listed either, which suggests an open residential street rather than a managed compound.
Paying for It
The developer’s panel banks are Public Bank, Maybank, RHB and Bank Islam, and the Summary names an LPPSA contact for the project, which is useful for government employees. One rule to know early: some plots are reserved for Bumiputera buyers, and non-Bumiputera buyers can only choose from the remaining lots.
Where Taman Seri Bedu Is
The site is in Tasek Gelugor, in Seberang Perai Utara. Public material on the surroundings is limited, so plan a visit: see the Phase 1 houses, drive your daily routes at the hours you would use them, and ask for the developer’s location sheet. Viewings and paperwork are handled at Ihsan Ceria’s office in Pusat Perniagaan Maklom, Butterworth, from Monday to Saturday, with Sunday visits by prior arrangement.
Questions Worth Asking
Because so little is printed, the conversation with the sales office does most of the work. Ask for the land area and boundary of the exact plot you like, whether it is one of the corner lots with a side garden, and whether it is a Bumiputera or open lot. Ask for the SPA’s delivery period and the expected start date for Phase 2 construction. And ask to walk through a finished Phase 1 house, or the show unit, before you book.
Who It Suits
Large families who want four genuine bedrooms and a toilet each, civil servants who plan to use LPPSA financing, and cautious buyers who would rather inspect a developer’s completed houses first will find the most here. Buyers who need a firm move-in date, a guarded estate or detailed published specifications should look at other options.
