Taman Ara Damai, Tasek Gelugor: GSD Land’s Single-Storey Township Explained

Quick answer: Taman Ara Damai is GSD Land’s freehold township of single-storey terraces on 63 acres at Tasek Gelugor, Penang, developed by Qualified Management Consortium Sdn Bhd. The current permit covers 413 houses in Types A, B and C, all three-bedroom, two-bathroom homes with a 20 by 45 ft footprint on 20 by 70 ft lots, due for completion in November 2026.

Most buyers who want a home without stairs end up compromising: an older single-storey house that needs work, or a condominium with a lift. Taman Ara Damai offers a third option, a brand-new one-level terrace inside a planned township with its own park and community hall. This guide explains the two layouts, the township around them and the points to check with the developer. Plans for both types are on our Taman Ara Damai property page.

How Big Taman Ara Damai Is

The development land runs to 63.06 acres along Jalan Tasek Gelugor – Ara Kuda. The developer’s master plan shows a lake and recreational park on the northern edge, a roundabout on the central spine road, a playing field in the southern half, and two strings of double-storey shop offices along the main road, all 77 of which have already been sold. Everything else is single-storey terrace housing.

The permit printed on the e-brochure covers 413 of those houses: 188 Type A, 184 Type B and 41 Type C. A separate Summary from January 2026 also lists a later phase of 157 Type B houses, so ask which release your chosen lot belongs to.

Type A or Type B/C

All the houses are roughly 20 feet wide and 45 feet deep, with three bedrooms and two bathrooms, so the choice is about arrangement rather than size. The developer itself notes that Types B and C share one plan.

Type A divides the house into two halves. On one side are the living room at the front, Bedroom 1 and the first bathroom, then dining and the kitchen. On the other, Bedrooms 2 and 3 sit one behind the other with the second bathroom. That keeps the children’s rooms together and gives dining its own corner.

Type B/C opens up instead. Living and dining become one long room down one side, Bedrooms 1 and 2 line the opposite wall, and the kitchen shares the back of the house with Bedroom 3 and the second bathroom. Families who entertain, or who simply like a long open room, will prefer it.

Details From the Developer’s Notes

The Summaries add several useful specifics. The living-area ceiling is about 13.7 feet, generous for a single-storey house. Internal walls are not load-bearing, which simplifies future renovations, and a plaster ceiling is fitted in the kitchen. On the other hand, the green side and back yards drawn on the plans are poured cement when handed over; turning them into a lawn is the owner’s job. The estate has no gate or guard.

Facilities in the Township

GSD Land’s list runs to a playground, a recreational area, outdoor gym equipment, a cycling track and a hall for community events, and the Summary adds a playing field, a surau and a TNB substation in one block of the plan. With the lake park on the northern side, residents have open space to walk without leaving the estate.

Getting Around From Tasek Gelugor

The developer’s distance strip measures 5 km to Tasek Gelugor town centre, 5 km to Lunas across the Kedah border, 13 km to Bukit Mertajam, 17 km to Butterworth, 37 km to George Town and 40 km to Penang International Airport. Its map marks the Institut Kemahiran MARA campus, a clinic and the AgroBazaar at Ara Kuda right beside the township, with Tasek Gelugor’s schools and police station further north, and the Butterworth-Kulim Expressway to the south via Jalan Ara Kuda.

Who It Suits

Taman Ara Damai is at its best for couples planning to stay put into retirement, households looking after someone with limited mobility, and families whose work is on the mainland, around Bukit Mertajam, Butterworth or Kulim. It is a weaker choice for anyone commuting daily to the island, and for buyers who want a gated compound.

Questions for the Sales Team

Ask which release, and therefore which permit and completion date, your lot belongs to, because the brochure’s permit runs only to 3 November 2026 and a later 157-house phase has its own timetable. Ask whether your plot is a corner, which on the drawings carries a much wider side yard. And ask to see the Type B show unit even if you prefer Type A: the finishes and ceiling height are the same, and standing in a real room is the quickest way to judge whether 20 by 45 feet is enough for your family.
