Quick answer: The Terraces Condominium is a completed IJM Land tower on Lebuh Bukit Jambul, Penang, beside INTI International College. It has 410 homes in two three-bedroom, two-bathroom layouts of 925 and 950 sq ft, each with two or three side-by-side parking bays, and vacant possession began on 3 March 2026.
Most buyers compare condominiums on layout. At The Terraces that comparison is over in a minute, because both plans are three-bedroom homes on the same 12-metre frontage. What deserves the time is the side of the tower, the title and the walls you are not allowed to move. This guide works through IJM’s 2026 brochure and the July 2026 project summary. The plans and full specification are on our The Terraces Condominium property page.
A Single Tower, Already Handed Over
The building is one 34-storey block on a 9.24-acre site. Seven levels of parking, four of them below ground, sit under a Level 4 facilities podium, and homes occupy Levels 5 to 34. Six lifts serve fourteen units on each floor.
The statutory panel on the brochure expected completion in July 2025. The certificate of completion and compliance followed, and the summary records vacant possession from 3 March 2026. The defect liability period is 24 months from VP, so anyone buying in late 2026 still has well over a year of cover, which is unusual for a finished building.
Type A or Type B
Type A is 950 sq ft and makes up 293 of the 410 homes. Type B is 925 sq ft and accounts for the other 117. Each also exists in a mirrored version, Am and Bm, so a typical floor holds ten A-family units and four B-family units.
The plans are close relatives. You enter beside the kitchen, which opens into a combined living and dining room that runs to a balcony on the outer wall. Behind the kitchen is a yard for laundry. A short passage leads to the bedrooms: the main one with its own bathroom, and two smaller rooms sharing the second bathroom. The extra 25 sq ft in Type A goes into a longer bedroom wing, which shows mostly in the size of the main bedroom.
Hill View or City View
The typical floor plan splits each level into two rows of seven homes along a central corridor. One row faces the green hillside of Bukit Jambul; the other takes in the Bayan Baru and Bayan Lepas skyline, above the podium pool. Neither side is better by default. Hill-facing homes look at greenery, while city-facing homes get the skyline and the pool deck.
Before choosing, look at the site plan too. It marks land set aside for hawker stalls, a retention pond and the main electrical substation next to the development, and those are worth seeing in person from the window of the unit on offer.
Walls That Stay Put
The Terraces is built on load-bearing walls. IJM’s own plans circle the walls in red and say they cannot be hacked, and any renovation drawing must go to the property management before work starts. In practice that means no merging two bedrooms, no knocking through to the kitchen and no moving bathrooms. Treat the plan you see as the plan you will live with.
Tenure and Title
The land is held on a 99-year lease that ends on 15 March 2115. The project summary notes that the land is a state lease which will one day need renewing with the land office, and the statutory panel lists a restriction in interest: any transfer, charge or lease of the land requires the consent of the State Authority. Ask your lawyer how long that consent usually takes, because it applies when you buy, when you take a loan and when you eventually sell.
Facilities and Fittings
The Level 4 podium has a 38 by 8.5 metre pool with a sun deck, plus a wading pool and jacuzzi, indoor and outdoor gyms, a jogging track, a hall for functions, a prayer room (surau), a lounge for reading, a BBQ area, a playground for children and a forest court. Inside the units, the brochure specifies tiled floors, bathrooms tiled to the ceiling, a solid timber front door and four air-conditioner points.
