Quick answer: Trybe Residences is a freehold service apartment project by Sime Darby Property in SJ7, Subang Jaya, about 400 m from both the USJ 7 LRT-BRT interchange and USJ Taipan LRT station. So far the developer has released two layouts, a 730 sq ft two-bedroom Type A and a 920 sq ft three-bedroom Type B, each with two bathrooms. The project is still at the register-interest stage, so no completion date or unit count has been published yet.
Trybe’s pitch fits in one line: freehold homes a short walk from a rail interchange. USJ 7, where the LRT Kelana Jaya Line meets the BRT Sunway Line, is about 400 m away, with a covered walkway planned. Add two layouts with hackable walls, one drawn for dual key, and it is aimed at buyers who commute by rail and like a flexible floor plan. Floor plans and specifications are on our Trybe Residences property page; this guide covers what each layout offers, what is still unpublished and what to weigh before booking.
A Freehold Service Apartment in SJ7
Trybe sits within SJ7, a 34.6-acre transit-oriented development that Sime Darby Property calls the largest masterplan in Subang Jaya, mixing retail, office and residential components. The site is on Persiaran Kewajipan, between the USJ 7 and USJ Taipan stations. It comes after Hype Residences, the first project in SJ7, which the developer reported as fully taken up for its first phase in 2023.
The developer frames Trybe around what it calls urban tribal living, a community built around shared values. The two facilities named so far fit that idea: a podcast studio and a collab room, both geared to working and creating from home. The building also has a speed-ramp car park and a provisional GreenRE Silver rating. Both released layouts are listed on Tower A, levels 8 to 39.
Two Layouts, Both Open to Change
Type A is the two-bedroom layout at 730 sq ft, with two bathrooms. The kitchen and yard sit by the entrance, the living and dining area runs through the middle, and the master bedroom has its own en-suite bathroom. The plan marks two hackable walls, one at the kitchen and one along Bedroom 2, so an owner who does not need the second bedroom could open it up to the living area. It suits a couple, a single owner who wants a study, or a first-time buyer who commutes by train.
Type B moves to 920 sq ft and three bedrooms arranged around the living and dining area, still with two bathrooms. The kitchen opens to the dining area across a counter, and a hackable wall runs along Bedroom 2. Type B also carries a dual-key provision. Dashed lines at the foyer mark where partitions would go to seal off the master bedroom and its en-suite bathroom on their own key, which suits a grown-up child or a parent who wants their own space. Type A has no dual-key provision.
The 730 and 920 sq ft figures are the developer’s; the drawings print only overall dimensions.
Getting Around From SJ7
Two stations are within about 400 m, according to the developer: the USJ 7 LRT-BRT interchange and USJ Taipan LRT station. The developer plans a covered walkway to USJ 7 but may still revise it. From USJ 7, Kelana Jaya Line trains run via SS15 and KL Sentral to KLCC, while the BRT Sunway Line heads to Sunway Pyramid, Sunway Medical Centre and the university campuses of Monash and Sunway. By road, Trybe connects to the KESAS, LDP, NPE and ELITE highways, and Subang Airport is 10.7 km away.
Easyhome Mall is 750 m away, Taipan USJ 1.3 km and Summit USJ 2.0 km. QHC Medical Centre is 950 m away and Subang Jaya Medical Centre 5.0 km, while SEGi University & Colleges and Monash University Malaysia are 2.1 km and 2.6 km away. All distances are the developer’s.
What to Weigh Before Booking
The biggest gap is information. Trybe is at the register-interest stage, with no completion date, unit count, storey count, land title or full facilities list published yet, and figures quoted for Hype Residences, the earlier SJ7 project, do not apply to Trybe. Wait for the statutory particulars at launch and confirm each one in the SPA before you book.
Check the title too. Trybe is marketed as a service apartment, and in Malaysia that label usually points to commercial land, which carries higher quit rent and assessment than residential land. Both layouts have two bathrooms, and neither plan shows a balcony. The covered walkway is planned and may be revised, and the GreenRE Silver rating is provisional.
How It Compares in Subang Jaya
Trybe is not the only new launch we list in Subang Jaya. SCP Westfield Residences, Amika Residences and Alora Residences are in Subang Jaya too, so it is worth comparing layouts and tenure side by side. Every project we list nearby is on our Subang Jaya new launch page.
