Built by Macrolink International Land and already finished, the high-rise Macrolink Medini stands in Medini, Iskandar Puteri. Its 21.7-acre site carries three blocks of 39 storeys with 1,005 units between them, and each floor has eleven homes sharing four lifts. The building was completed in Q1 2020, and strata titles are already out.

Few projects offer as many as eleven floor plans. Here they start with a one-bedroom of 506 sq ft, pass through a duplex, and end with a dual key of 1,152 sq ft. Because of that spread, the same building works for someone living alone, for a family, and for a household wanting a second section it can lock off separately.

Legoland Malaysia, Gleneagles Hospital Medini and the Mall of Medini are all roughly one kilometre away. Within the grounds you get a facility podium of 2.6 acres, a central park covering 10 acres and eight commercial lots.

Understand the tenure before anything else

This is the fact that decides whether Macrolink Medini is for you, and it is not a simple one. The land is private lease land under the Medini scheme — not a standard freehold title, and not an ordinary state leasehold either. The developer has applied to convert it to freehold and is awaiting the Medini master developer’s approval. The developer expects conversion to be available before 2029, and the cost of converting would be borne by the owner, not the developer.

Read that as what it is: an application in progress, not a completed conversion. If freehold title matters to your plans, treat the current tenure as the fact and any conversion as an upside that has not landed yet. Ask for the latest position and the cost band before you commit — those figures move.

What is already settled is the other half. The building received its completion certificate in Q1 2020 and strata titles have been issued, which is further along than most completed stock in this corridor. You are buying a finished, titled unit in a building that has been lived in for several years.

Unit Types

Bathroom counts are not tabulated per type in the developer’s own material, so they are left off this table rather than inferred from the drawings. Each plan sheet is reproduced below and shows the bathrooms in place.

Layout & Floor Plan

All eleven plans are the developer’s own drawings, each printed with its type letter, built-up area and bedroom count. Not every type sits in every block, and the plans say which: B1 and G are Tower A only; A, B and H are Tower B and C; C, D, E, F and J run across all three towers.

The one-bedroom plans are Types A and A1. Types B and B1 still have a single bedroom but gain a study area beside the living room. For two bedrooms, choose from C, D and E, which measure 678 to 753 sq ft; Type F, at 861 sq ft, pairs two bedrooms with a study room.

At the top of the range, two layouts share the same 1,152 sq ft yet work in entirely different ways. Type G follows a standard 3+1 plan, with a study area and a yard. Type H works as a dual key: a single title split into two sections with separate entrances, each fitted with a kitchen and bathroom of its own. Then there is Type J, a 1,119 sq ft duplex spread over ground and first floors, linked by an internal stair, with a void above the living area.

Unit facing varies by type. Types D, F and J face northwest. Type E faces northeast on stack 4 and southwest on stack 10. Types A, B, C and H face southeast.

Car parking is one bay for Types A, A1, B, B1 and C, and two bays for D, E, F, G, H and J.
