About This Property

Macrolink Medini is a completed high-rise development in Medini, Iskandar Puteri, built by Macrolink International Land. Three 39-storey blocks hold 1,005 units on a 21.7-acre site, at eleven units to a floor served by four lifts. Completion was Q1 2020 and strata titles have already been issued.

Eleven layouts is an unusually wide range for one development — a 506 sq ft one-bedroom through to a 1,152 sq ft dual key, with a duplex in between. That breadth is what lets one address suit a single occupant, a family, and a household that wants a second lockable section.

The site sits a kilometre from Legoland Malaysia, the Mall of Medini and Gleneagles Hospital Medini, with a 2.6-acre facility podium and a 10-acre central park on the grounds, plus eight commercial lots within the development.

Understand the tenure before anything else

This is the fact that decides whether Macrolink Medini is for you, and it is not a simple one. The land is private lease land under the Medini scheme — not a standard freehold title, and not an ordinary state leasehold either. The developer has applied to convert it to freehold and is awaiting the Medini master developer’s approval. The developer expects conversion to be available before 2029, and the cost of converting would be borne by the owner, not the developer.

Read that as what it is: an application in progress, not a completed conversion. If freehold title matters to your plans, treat the current tenure as the fact and any conversion as an upside that has not landed yet. Ask for the latest position and the cost band before you commit — those figures move.

What is already settled is the other half. The building received its completion certificate in Q1 2020 and strata titles have been issued, which is further along than most completed stock in this corridor. You are buying a finished, titled unit in a building that has been lived in for several years.

Bathroom counts are not tabulated per type in the developer’s own material, so they are left off this table rather than inferred from the drawings. Each plan sheet is reproduced below and shows the bathrooms in place.

Layout & Floor Plan

All eleven plans are the developer’s own drawings, each printed with its type letter, built-up area and bedroom count. Not every type sits in every block, and the plans say which: B1 and G are Tower A only; A, B and H are Tower B and C; C, D, E, F and J run across all three towers.

Types A and A1 are the one-bedroom layouts. B and B1 add a study area off the living space while keeping to one bedroom. C, D and E are the two-bedroom plans between 678 and 753 sq ft, and F adds a study room to a two-bedroom at 861 sq ft.

The two largest are both 1,152 sq ft but are completely different products. Type G is a conventional 3+1 with a yard and a study area. Type H is a dual key — one title divided into two separately accessible sections, each with its own kitchen and bathroom. Type J at 1,119 sq ft is a duplex, laid out across a ground and a first floor with a void over the living area and an internal stair.

Unit facing varies by type. Types D, F and J face northwest. Type E faces northeast on stack 4 and southwest on stack 10. Types A, B, C and H face southeast.

Car parking is one bay for Types A, A1, B, B1 and C, and two bays for D, E, F, G, H and J.

Developer Background

Macrolink Medini was developed by Macrolink International Land (Malaysia) Sdn Bhd. The relevant record here is the building itself rather than a delivery history on paper: it received its completion certificate in Q1 2020, strata titles have been issued, and the estate has been occupied and managed for several years. That means the common property, the management and the way the facilities are actually maintained can all be inspected before you decide — which is not something an off-plan buyer gets.

Is Macrolink Medini Right For You?

Why Buy at Macrolink Medini

Completed, occupied and already titled. The completion certificate came in Q1 2020 and strata titles have been issued — further along than most completed stock in this corridor. You can walk the common property, meet the management and check how the facilities have actually been kept before you commit, rather than assess a promise.

Eleven layouts, including a dual key and a duplex. From a 506 sq ft one-bedroom to a 1,152 sq ft dual key, with a 1,119 sq ft duplex in between. Very few developments carry that spread, and it is what lets one address suit a single occupant, a family and a household that wants a second lockable section.

A 2.6-acre facility podium and a 10-acre central park. More than 40 facility types on the podium — a 50 m infinity pool, a beach pool, squash court, virtual golf and a private cinema — with the park at ground level and eight commercial lots inside the development. A free resident shuttle runs to the Mall of Medini and Eco Botanic.

Why Macrolink Medini May Not Suit You

The tenure is an application, not a title. This is private lease land under the Medini scheme. The developer has applied to convert to freehold and is awaiting the Medini master developer's approval, expecting it before 2029, with the cost borne by the owner. If freehold matters to your plans, treat the current tenure as the fact and the conversion as an upside that has not landed.

You are buying into an estate with a history. Occupied since 2020 means an existing management corporation, an existing sinking fund and several years of wear on a very large facility podium. Ask for the maintenance account and the last AGM minutes, and walk the podium and car park yourself.

Medini is a planned zone, not an organic neighbourhood. Legoland, the Mall of Medini and Gleneagles are all a kilometre away, but this is a masterplanned district built around tourism and campuses. The Bus Rapid Transit runs past, though most daily trips here still assume a car.
