Southern Marina Residences

Southern Marina Residences is a completed freehold waterfront development in Puteri Harbour, Iskandar Puteri, developed by Southern Marina Development. Two towers of 32 and 34 storeys sit on 12.5 acres between the Puteri Harbour mega-yacht marina and the public marina, at eight units to a floor served by four lifts.

The building is finished — handed over in December 2018 — so a unit here changes hands with immediate possession and no construction period to wait out. What is unusual is the spread: twelve layouts, from a 769 sq ft one-bedroom right up to a 3,317 sq ft four-bedroom penthouse, in a building that only puts eight homes on a floor.

Every apartment is oriented to water. Types A1, A2, B3 and C2 face the public marina to the north; types A3, B1, B2 and C1 face the private marina to the south. The Puteri Harbour promenade, with its al fresco dining and retail, runs along the marina front below.

You can stand in the actual unit before you decide

Nearly everything on sale in Iskandar Puteri is sold off a floor plan and a scale model. Here the building has been standing since 2018, which changes what due diligence means. You can ride the lift at seven in the evening and time the wait. You can stand at the window of the specific unit on the specific floor and see exactly which way the water sits and what is being built between you and it. You can read the ceiling height with your own eyes instead of off a spec sheet.

The same fact cuts the other way, and it is worth saying plainly. Nothing here is new. There is already a management corporation, an already-accumulated sinking fund and seven years of wear on the common property. Ask to see the maintenance account and the last AGM minutes, and walk the car park and the recreation deck — not just the unit. On a completed building those documents exist, which is more than an off-plan buyer gets.

Unit Types

Bathroom counts are not tabulated per type in the developer’s own material, so they are left off this table rather than guessed at from the drawings. The plan sheets themselves are reproduced below and show the layout of each bathroom.

Layout & Floor Plan

All twelve plans are the developer’s own drawings, one per type, each printed with its type code and built-up area. Types A1 to A3 are one-bedroom layouts, with A1 and A2 carrying an additional study or utility room and A3 the largest single-bedroom plan at 870 sq ft. The B types are two-bedroom-plus layouts between 1,260 and 1,324 sq ft. C1 and C2 are three-bedroom-plus plans at roughly 2,000 sq ft with a balcony.

Types D1 to D4 are penthouses on the upper floors, where the floor plate drops to four units instead of eight. D2 is the largest at 3,317 sq ft with four bedrooms plus three additional rooms; all four carry a maid’s room, a wet and dry kitchen and a balcony.

A limited number of apartments on Level 5 of each tower come with a private enclosed space — the same layouts, with a ground-level terrace attached. The developer does not give these a separate type code, so ask specifically if a terrace matters to you.

The tennis court and half basketball court are worth noting — a recreation deck of this size in this segment usually stops at a leisure pool and a gym. Access to the development is controlled through four security tiers, and parking runs from two bays for a Type A or Type B unit to three for a Type C and four for a Type D penthouse.

Location & Connectivity

Puteri Harbour is the marina precinct of Iskandar Puteri, built around a working harbour rather than retrofitted to one. Legoland Malaysia, the Educity university campuses and Traders Hotel all sit inside the same masterplan. The Malaysia–Singapore Second Link is about fifteen minutes away — this is the crossing that serves western Johor, not the Causeway.

What Puteri Harbour does not have is a rail station. The RTS Link terminates at Bukit Chagar in Johor Bahru city, not here, so this is a precinct you drive in and out of. Day-to-day groceries and school runs mean a car.

Southern Marina Residences was built by Southern Marina Development Sdn Bhd, a company formed for this waterfront parcel. The relevant track record is the building itself: it was completed in December 2018 and has been occupied since, which is a different kind of evidence from a delivery record on paper. Buyers can inspect the finished product, the common property and the way the estate has been run, rather than assess a promise.

Sales are still handled as primary-market stock, with a package the developer last updated in December 2024.
