Amansara North is a completed precinct of freehold landed homes inside Setia Fontaines, SP Setia’s 1,691-acre township at Kepala Batas in north Seberang Perai. Phases 1 and 3, with 371 homes between them, received their certificates of completion in March and November 2025.
Five designs are on offer: two single-storey terraces, two double-storey terraces and a double-storey superlink. They range from three bedrooms on one floor to four bedrooms plus a utility room on a 24′ x 80′ lot.

Single Storey or Two, on the Same Lot
Charm, Rejoice, Glamour and Shine all stand on 22′ x 73′ lots, which makes the decision unusually clean. Charm and Rejoice keep three bedrooms and two bathrooms on one floor, starting at 1,385 sq ft of built-up. Glamour and Shine go up a storey to four bedrooms and three bathrooms, starting at 2,119 and 2,174 sq ft.
The two single-storey plans differ in one idea. Charm sets a study area in the middle of the house, while Rejoice opens an unroofed courtyard beside the dining area to bring light into the long plan. Both put the master bedroom and its bathroom at the front, by the car porch.
In both double-storey designs a fourth bedroom and bathroom sit at the back of the ground floor, which works for grandparents or a helper. Glamour adds a store next to the staircase, and Shine gives the same corner to a study nook. Allure, the superlink, moves to a 24′ x 80′ lot with a courtyard, a rear utility room with its own bathroom and a private bathroom for each upstairs bedroom.
The houses are finished, so buyers walk through actual mock-up units rather than a sales-gallery model: Shine and Glamour at units 322 and 336, Rejoice and Charm at 444 and 465, and Allure at unit 189. Keys are collected from the Setia Experience Centre on the day.

Setia Fontaines lies on Jalan Tun Hamdan Sheikh Tahir in Kepala Batas, the northern end of Seberang Perai, and Amansara North takes the north-east corner of the township next to its north entrance. The township’s own City Centre Business Hub is about 500 m from the precinct, and a Chinese primary school is proposed within the master plan.
The developer’s table puts the North-South Expressway about 5 km away and the KTM station at Tasek Gelugor about 7 km. George Town is a longer trip: the Penang Bridge is about 26 km by the developer’s figures.

A single-storey option on a full lot. Charm and Rejoice keep three bedrooms and two bathrooms on one level, on the same 22' x 73' land as the double-storey homes. That suits buyers planning to stay as they get older.
A planned township around you. The precinct sits inside SP Setia's 1,691-acre Setia Fontaines, with sixteen numbered gardens, playgrounds, courts and pavilions on its own site plan and a business hub about 500 m away.
Why Amansara North May Not Suit You
Not for daily commuters to the island. The Penang Bridge is about 26 km away by the developer's own table. If you work in George Town or Bayan Lepas, the drive will shape your day.
Not for buyers who want quiet streets from day one. Phase 2 sits between Phases 1 and 3 and is still being built, with completion targeted for December 2026. Expect construction traffic nearby until then.
Not for anyone who needs a guardhouse. The material describes no gated or guarded arrangement for the precinct, so if controlled access matters, ask before you choose a lot.

- It is 55 sq ft larger than Glamour, with a study corner by the stairs where Glamour has a store. Bedroom 4 and Bath 3 sit together at the rear of the ground floor, beside the kitchen.

- Charm (from 1,385 sq ft) if you want all three bedrooms on one floor with a study area. Allure (2,727 sq ft, 24' x 80') for five bathrooms and a rear utility room.
