Quick answer: Taman Nuri Emas is a finished precinct of 90 freehold two-storey semi-Ds in Nibong Tebal, Penang, built by Asiabina through its company Capaian Setia Sdn Bhd. Each house has four bedrooms, three bathrooms and 2,135 sq ft on a lot of about 38′ x 69′, and CCC has been obtained.
Most landed homes sold in southern Seberang Perai today are sold two or three years before anyone can move in. Taman Nuri Emas skips that wait: the certificate of completion and compliance is already out, and the houses still available in Phases 7 and 8 are shown with a key from the sales office. This guide covers the layout, the precinct and the location. Plans and specifications are on our Taman Nuri Emas property page.
What Is Actually on Offer
The precinct is a long, narrow strip running back from the main road. Its frontage holds 21 shop offices, seven of them three storeys tall and fourteen of two, followed by a small landscaped park with a playground and a TNB substation. Behind those come the homes: 90 semi-detached houses in two facing rows, numbered plots 22 to 111 on the developer’s site plan.
There is only one house design. It measures 28 feet across and 40 feet deep over two floors, which the developer’s Summary converts to 2,135 sq ft. A standard lot is roughly 38 by 69 feet, between 2,605 and 2,615 sq ft depending on the plot, and the porch in front of each house is about 28 feet wide.
Inside a Taman Nuri Emas Semi-D
You enter through a foyer into the living room, with the staircase rising from the middle of the plan. Dining sits behind the living area, a utility space beside it, and the kitchen spans the back of the house. In the rear corner is the room the drawing labels Bedroom 3, with a bathroom right next to it. That arrangement is the strongest feature of the plan: a parent, a helper or a long-staying guest gets a bedroom without ever climbing stairs.
The upper floor puts the master bedroom at the front, with an attached bathroom and a balcony above the porch. Bedrooms 1 and 2 share a second bathroom at the rear, and the family lounge between them opens onto a side balcony. The Summary gives ceiling heights of about 11 feet.
Why a Completed House Changes the Decision
Buying finished stock removes the questions that dominate off-plan purchases: whether the SPA date will hold, whether the finishes will match the brochure, and what will eventually be built next door. At Taman Nuri Emas you can stand in the porch at four in the afternoon to see where the sun falls, check the drains after a downpour and listen for road noise from the expressway before you commit.
The trade-off is choice. With the building work done, what remains is simply what has not yet been sold, so the plot you would pick from a blank site plan may already be taken. Ask which plot numbers are still open before you drive down, and walk the row to compare side land and distance from the shop offices.
Getting Around From Nibong Tebal
The site lies north of Nibong Tebal town, on the Jawi side, in the Seberang Perai Selatan district. The developer’s distance table measures 850 m to the Jawi toll plaza on the expressway and 2.5 km to the town’s KTM station, which keeps both the highway and the commuter rail line to Butterworth within a few minutes.
For daily life the same table lists the Nibong Tebal police station at 1.8 km, the fire and rescue station at 3.1 km and the district health centre for Seberang Perai Selatan at 4.0 km. Schools within five kilometres include SMK Tunku Abdul Rahman, SMK Seri Nibong, SJK (C) Pai Teik and a technical and vocational secondary school, and USM’s engineering campus is 7.7 km away. Parit Buntar in Perak is 11.6 km to the south and Bandar Baharu in Kedah 10.5 km away.
Who It Suits, and Who It Does Not
The plan works best for households of three generations, or for a family that wants a downstairs room it can hand to an ageing parent later. It also fits staff at the USM engineering campus and anyone whose work is strung along the expressway between Bukit Mertajam and Taiping, because the toll plaza is practically at the end of the road.
It fits less well if a guardhouse is essential: neither the Summary nor the brochure describes the precinct as gated or guarded. Buyers who want malls, cinemas and specialist clinics nearby should also be realistic, since those are found in Bukit Mertajam or across the border in Parit Buntar.
Compare Nearby
Two other projects in the area are already on our site. Taman Harmoni Indah by Loyal Greenworld offers freehold four-bedroom double-storey terraces in Nibong Tebal, and Taman Seri Valdor in neighbouring Jawi has four and five-bedroom terraces by KimYong Group. Both are terraces still being built, which makes Taman Nuri Emas the finished and wider option of the three. Every listing is on our Nibong Tebal new launch page.
