Quick answer: Garden Superlink is Phase 4 of Taman Jasa Intan in Jesselton Hills, Alma, Bukit Mertajam: 78 freehold double-storey terraces by Wing Tai Asia, already certified complete. Every house has four bedrooms and three bathrooms, in 1,900 to 2,230 sq ft, on lots 22 to 26 feet wide inside a guarded precinct.
When every house in a phase has the same four bedrooms, the decision comes down to the ground under it. Garden Superlink is a good example: Wing Tai Asia built one family layout and fitted it to three differently shaped lots, and the right choice depends on whether you value frontage, floor area or a garden behind the kitchen. This guide goes through Type A, B and C with the site plan in hand. Full drawings are on our Garden Superlink property page.
A Finished Phase in Jesselton Hills
Garden Superlink belongs to Jesselton Hills, the landed township Wing Tai Asia has been building in the Alma district of Bukit Mertajam. Its legal name is Taman Jasa Intan Phase 4, and the developer is DNP Land Sdn Bhd, a subsidiary of Wing Tai Malaysia.
According to the developer’s most recent summary, from the end of September 2026, the CCC for the phase is already in hand. In plain terms, the houses are built and certified, and a buyer is choosing between finished homes rather than drawings. The show house sits at number 62 along Lorong 10, and its key is released from the sales office during the week and from the gallery on Saturdays and Sundays.
One Layout Behind Three Frontages
All three types follow the same plan. From the porch, which is drawn for two cars, you walk into a living room that flows straight into the dining space, with a dry kitchen along the wall. Behind them are a bedroom, a full bathroom, the wet kitchen and a small yard. On the first floor, an en suite master bedroom opens onto a balcony above the porch. The other two bedrooms are at the rear with a common bathroom, and a family lounge sits on the landing in between.
The downstairs bedroom is easy to overlook and quietly useful. It can house an elderly parent, a helper or a home office that stays separate from where the family sleeps.
Type B: The Most Common Lot
With 41 houses, Type B accounts for more than half the phase. Its lot is 22 feet wide and 79 feet deep, and the house gives you 1,900 sq ft. The plan leaves about three metres of garden behind the house, the most generous back garden of the three types. For many families, that rear garden is worth more than the extra floor area of the other types, as a place to dry laundry, grow herbs or let small children play within sight of the kitchen.
Type A: The Most House Per Foot of Frontage
Type A has 19 houses on lots of 23 by 71 feet. It is the only type with a house 46 feet deep, which brings its built-up to 2,025 sq ft on a lot shorter than Type B’s. The trade-off appears on the plan: the porch and the house together take up almost the entire lot, so there is little or no garden at the back. Choose Type A if you want space indoors and are happy for your outdoor area to be the porch.
Type C: The Widest, Facing the Park
Type C is the premium pick. At 26 feet, it is four feet wider than Type B, which you notice in the living room and on the landing. Its 2,230 sq ft is the largest built-up in the phase, and the lot keeps a strip of garden at the back. There are only 18 Type C houses, all on the row along the southern edge, where they face a landscaped linear park.
Look closely at that park on the site plan before you pay for the view. Part of the green area is marked as a dry detention pond. It keeps the outlook open and quiet, but it is a drainage reserve rather than a lawn for games.
Daily Life From Jesselton Hills
Errands are short. The phase brochure says a hypermarket is under a kilometre away, and Wing Tai Asia’s township material puts AEON Mall at about 1 km and Lotus’s at about 1.5 km. For schooling, the developer names Bukit Mertajam High School, Jit Sin Independent High School, SRJK (C) Sin Ya and IPK College.
Commutes rely on the car. The developer gives about 6 km to the town centre, 9 km to Juru Auto-City and the North-South Expressway, and 16 km to the Penang Bridge and IKEA Batu Kawan. That puts the Bukit Tengah and Bukit Minyak industrial parks within easy reach for shift workers. There is no rail link close by.
One thing the material does not offer is a clubhouse. The precinct is guarded and every house has an alarm system, but you will not find a pool or gym inside the gate.
Nearby Alternatives
For comparison, Frieden in Bukit Minyak offers freehold four-bedroom terraces, and Taman Seri Vila Permai is another freehold four-bedroom terrace scheme in town. You can see every project we follow on our Bukit Mertajam new launch page.
Frequently Asked Questions
Is Garden Superlink freehold?
Yes. The developer’s summary gives the tenure as freehold, on a residential title.
Which type has the biggest garden?
Type B. Its plan leaves roughly three metres of open ground behind the house. Type C keeps a slightly narrower strip, and Type A has almost none.
Are all Garden Superlink houses four bedrooms?
Yes. Each of the three types has four bedrooms, one of them downstairs, and three bathrooms.
