Muze at PICC is a completed pair of freehold condominium towers in Bayan Lepas, and the first homes to be finished inside the Penang International Commercial City (PICC) beside Jalan Tun Dr Awang. Tower A rises 52 storeys and Tower B 58, with 846 homes between them.

No layout has fewer than three bedrooms. Ten plans run from 1,087 sq ft to 1,862 sq ft, each tower has ten homes on a floor, and the certificate of completion was issued in August 2023.

A Finished Building Inside an Unfinished City

Muze is the residential opening act of PICC, a masterplan that also sets aside land for a shopping mall, an office tower, a medical centre, a central park and more condominium blocks, Senze at PICC among them. The towers are done; much of the district around them is still on paper, so a buyer here is choosing a finished home beside an area that will keep changing for years.

The two towers do not carry the same mix. Tower A holds Types B, C, D and H, while Tower B has the largest plan, Type A at 1,862 sq ft, on its golf-course face, plus the compact G layouts. Types E and F appear in both. For a particular outlook, study the floor plate: Tower B’s north face looks over the Penang Golf Club, Tower A’s west face looks towards the SPICE arena, and the south side of each tower faces the city.

Each home was fitted with a smart door lock, motion and contact sensors, a smoke detector, an IR controller, living-room smart switches and a voice-controlled gateway, all on a single protocol so cameras, plugs or motorised curtains can be added later. Structurally the towers use shear walls instead of beams across the rooms, which leaves ceilings clear for furniture.

Shared facilities are spread over four zones instead of one deck: a sports court, outdoor gym and pocket forest at ground level, pools and a family deck on Level 11 above the parking podium, games and gym rooms on Levels 23 to 26, and a residents’ club with a mini theatre, spa and executive lounge on Levels 40 and 41 of each tower.

Unit Types

Every one of the ten layouts has three bedrooms; Types A and B add a study, and Type A a third bathroom. B1 in Tower B and G1 match Types B and G in size, and the brochure draws only the parent plan for each, so those two plans stand in for both. Bedroom and bathroom counts here were read off the drawings, not taken from marketing copy.

Muze stands on Persiaran Mahsuri at the western edge of PICC, with Jalan Tun Dr Awang running along its north side and the Penang Golf Club across that road. Bayan Baru’s shops, the Bayan Lepas industrial zone and the airport are all short drives to the south and east, and the developer’s map places the tower between the two Penang bridges.

The same map marks proposed LRT stations at SPICE and Bukit Jambul under the Penang Transport Master Plan, a flyover near Bukit Jambul and an underpass at the Sungai Nibong junction. These are planned works, not transport you can use today.
