Quick answer: The Marin is a completed freehold condominium in Batu Ferringhi, Penang: two 21-storey towers with 149 apartments, four per floor, on about four acres. Its two 3+1 bedroom layouts are the hill-facing Type B (1,750 sq ft) and the sea-facing Type A (1,850 sq ft). Both towers were completed in October 2018.
Batu Ferringhi rarely sees a release in a building that is already eight years old, yet that is what 2026 brought here. Tower B of The Marin, finished alongside Tower A in October 2018, only began selling this year. This guide looks at what a buyer actually gets, why the floor plate matters more than the facilities list, and which questions to settle on a completed unit. Plans for both layouts are on our The Marin property page.
Two Towers With Four Homes Per Level
The development is small for its height. Tower A carries 76 apartments and Tower B 73, so the pair hold 149 homes between them on roughly four acres of freehold land under a residential title. Both towers rise 21 storeys, and each residential level is divided into just four units, with two passenger lifts and one fire lift serving it.
That four-unit plate is the defining feature. With so few neighbours per level, no apartment is trapped halfway down a corridor; each one has outside walls on two sides, and the developer turns both blocks to face north-west. The floor-to-floor height is 3.3 metres.
Type A or Type B: Sea or Forest
The key plan in the developer’s brochure makes the choice simple. Units numbered 01 and 02 on each level are Type A and look out over the Andaman Sea. Units 03 and 3A are Type B and look back toward the green hills behind the coast.
Type A measures 1,850 sq ft. It has three bedrooms and four bathrooms, plus two service rooms: a store room and a utility room beside the yard and kitchen. Living and dining share one long room that runs out to the balcony, and the master suite at the far end has a bathtub.
Type B comes in at 1,750 sq ft with three bedrooms, three bathrooms and a single utility room near the entrance. Its balcony wraps around the dining corner, and its bedrooms are grouped together at the opposite end of the flat from the kitchen. The developer prints the bedroom count on both plans as 3+1, where the extra room is the utility room.
Parking comes as a pair of side-by-side bays per apartment, drawn from 344 bays across the site. Additional bays are not for sale, because the strata titles have already been issued.
What Buying a Finished Unit Involves
A completed building removes the construction risk attached to most launches on the island. You can stand on the balcony of the apartment you are buying, judge the outlook at that exact height, and walk the pool deck and corridors before signing anything.
It also brings conditions an off-plan buyer never meets. According to the developer’s summary, units change hands on an “as is where is” basis, with rectification limited to wall cracks, water leaks and clogged pipes, carried out once. Some units have stood bare since completion, and the same summary suggests showing buyers Levels 7 and 16 first. Treat a professional inspection as part of the cost of buying here.
The handover package covers air-conditioning, a built-in water heater system, cabinetry for both kitchens, and an oven with a cooker hood and hob. Decorated show flats can be seen in both blocks, on the fifth floor of Tower A and the fifteenth of Tower B.
The Podium and Grounds
The facilities plan numbers 21 features around the two towers. The water deck is the centrepiece, with an infinity lap pool, a floating deck, a children’s pool and a jacuzzi. Around it are a yoga deck, a reflexology path, an open lawn, a barbecue corner, a soothing garden and a playground for children. Indoors you will find multipurpose halls, a games room, a lounge, a gymnasium with changing rooms and sauna, and a reading room, while two tennis courts fill one corner of the grounds. Security runs to three tiers, beginning at the guardhouse by the entrance.
Living in Batu Ferringhi
The towers stand on Persiaran Sungai Emas 1, on the inland side of the Batu Ferringhi beach strip. The developer’s location sheet names Ferringhi Walk and Batu Ferringhi Beach close at hand, Straits Quay and the Gurney Drive malls toward the city, and Penang National Park, Entopia and ESCAPE to the west. Its school list takes in Tenby Schools Penang, St. Christopher’s, Prince of Wales Island and the Uplands campus of The International School of Penang, with Universiti Sains Malaysia further afield.
The hospitals on that sheet are Penang Adventist, Gleneagles, Island Hospital, Loh Guan Lye, Lam Wah Ee and Penang General, all on the George Town side. In practice that means owning a car, since the north coast road carries almost all traffic between Batu Ferringhi and the rest of the island.
