The tower holds 420 units across three layouts — Type A at 365 sq ft, Type B at 611 sq ft and Type C at 1,430 sq ft — twenty to a floor on Levels 4 to 26, served by five lifts. Levels 1 to 3 hold over 400 car park bays. Type B is a dual key: two bedrooms, each with its own bathroom and its own entrance, off a shared living and dining area.

The roof is the point of the building. Level 27 carries an infinity sky pool — the highest in Kota Kinabalu — a children’s pool and a sunset sky viewing deck looking west over the South China Sea. The podium deck below holds a splash park, the first in the city, plus a garden walk and gymnasium.

Is Q Suites @ Jesselton Quay Right For You?

Why Buy at Q Suites @ Jesselton Quay

Fifty metres from the cruise terminal, 150 from the convention centre. That is not a marketing radius, it is the site boundary. Kota Kinabalu has one waterfront strip that carries both the cruise arrivals and the convention traffic, and this is the last residential plot on it.

The roof. An infinity pool on Level 27, the highest in the city, facing west over the South China Sea. Kota Kinabalu's sunsets are the thing people fly in for, and this building points its best amenity straight at them.

Type B's dual key is genuinely useful. Two bathrooms, two entrance doors, one shared living area, in 611 sq ft. It works for a couple with a visiting parent, for two friends splitting a place, or for anyone who wants the option to close off half without renovating.

You are buying into a masterplan that is already half-built. JQ Central is open and trading. The Quayside walkway is under way and lands at the same time as the tower. This is the completion of a waterfront, not a bet on one starting.

Small entry footprint. At 365 sq ft, Type A is one of the smallest new-build layouts on the Kota Kinabalu waterfront, which keeps the total commitment modest for a city-centre sea-view address.

Why Q Suites @ Jesselton Quay May Not Suit You

It is at site clearing stage with a 2028 delivery. That is a long way out. You are buying a drawing, carrying progress payments for years, and taking the full construction and delivery risk that a completed building does not have.

Commercial title, leasehold, 99 years. Commercial title means higher assessment and utility tariffs than a residential condominium, and some banks price the loan differently. Combined with leasehold, the long-run resale ceiling is lower than a freehold residential equivalent.

Twenty units per floor and five lifts. That is a dense plate. At peak hours in a 420-unit tower with heavy short-stay turnover, lift waits and lobby traffic are a real consideration.

RM0.45 psf is on the high side. A rooftop infinity pool, a splash park and a concierge cost money to run. It is a fair price for what is there, but it is not a cheap building to hold, and sinking fund aside, service charges in facility-heavy towers tend to rise.

Type C has no released floor plan. The largest and most expensive layout in the building, at 1,430 sq ft, has no layout drawing in the developer's public material. Ask to see one before committing to that type.
