Every unit gets two allocated car park bays in an elevated deck, a 73.1 sq ft balcony, and a 3,325 mm floor-to-floor height that is taller than the 3,200 mm most Malaysian condominiums are built to. Eight units share each floor and three lifts serve them.

Only two layouts, and they differ by 56 sq ft. The real choice is position, not size: Type A is the corner unit with windows on two sides, Type B the intermediate. Both are 3 bedrooms, 2 bathrooms, a dry and wet kitchen and two car park bays, and both carry the same 168.5 sq ft living area and 73.1 sq ft balcony. Location & Connectivity
Kingfisher Putatan sits on Jalan Ketiau in Putatan, the district immediately south of Kota Kinabalu and the one most of the city’s outward growth has gone into. The address is outside the city grid but not away from it: 12 km to the city centre, 7 km to Kota Kinabalu International Airport, and both reached on the same road rather than through town. For anyone who flies often, being ten minutes from the terminal is the strongest single argument this location makes.
The immediate surroundings are ordinary in the useful sense. The Putatan tamu runs daily about five minutes away, Servay Hypermarket and One Place Mall cover the weekly shop, SMK Tansau and a cluster of primary schools sit within the same few kilometres, and Klinik Kesihatan Putatan is 4.5 km out with Rafflesia Medical Centre further along Jalan Lintas. Jalan Lintas and Jalan Kepayan connect the address to Tanjung Aru, Penampang, Kinarut and the airport’s two terminals without going through the centre of Kota Kinabalu, which matters more here than raw distance does.

Is Kingfisher Putatan Right For You?
Why Buy at Kingfisher Putatan
It is finished, and you can see exactly what you are buying. The Occupation Certificate was issued in November 2020. There is no VP date to chase, no construction risk, and no gap between the render and the room — you walk the actual unit, ride the actual lift and look at the actual view before deciding.
Two car park bays per unit. Most condominiums in this size bracket give one, sometimes one and a half. Two bays in an elevated deck is a genuine, permanent advantage in a household with two working adults, and it is the thing owners here mention first.
The height inside the unit. 3,325 mm floor to floor, against the 3,200 mm that is standard. It is only 125 mm on paper, but it is the difference between a room that feels boxed and one that does not, and it cannot be retrofitted.
Built for where it stands. Seismic interlocking structural design is not marketing filler in Sabah — the 2015 Ranau earthquake changed how buyers here read a structural spec. Combined with a proper 12-acre site and full recreational facilities, this is the only condominium in Putatan offering that package.
Ten minutes to the airport. If work or family means flying regularly, the address does something for you every week that a city-centre address does not.
Why Kingfisher Putatan May Not Suit You
It is leasehold, on Sabah Country Lease titles. Financing and resale both work, but the ceiling on long-run capital appreciation is lower than a freehold equivalent, and any transfer needs state consent. If freehold is a hard requirement, stop here.
Two layouts, both three-bedroom, 56 sq ft apart. There is no studio, no two-bedroom and no dual-key. A single person, a couple with no plan for children, or anyone wanting a smaller entry unit will find nothing here that fits.
Handed over bare. No built-in kitchen cabinetry, no wardrobes, no air-conditioning, no water heater — tiles and a smoke detector. Budget for a full fit-out on top of the purchase, which for a 1,000 sq ft three-bedroom is not a small number.
Putatan is not Kota Kinabalu. Twelve kilometres reads short until it is a weekday evening on Jalan Lintas. If your daily routine is anchored in the city centre rather than the airport, you will feel the commute.
The service charge has already been revised once, and may move again. It went to RM0.28 psf in January 2025, and the managing agent's own notice records that the valuer recommended RM0.37 psf and that the budget at RM0.28 still runs a monthly deficit. Assume the number goes up rather than down.
