Q Suites @ Jesselton Quay
Q Suites @ Jesselton Quay is built by SBC Corporation and rises 27 storeys over the seafront of Kota Kinabalu, closing out the waterside towers in the Jesselton Quay masterplan. Its 1.3-acre site sits directly opposite Kota Kinabalu International Cruise Terminal, with handover scheduled for 2028.
Twenty units share each residential floor from Level 4 up to Level 26, making 420 units in all, served by five lifts, with more than 400 car park bays stacked on Levels 1 to 3 below. Buyers choose between Type A (365 sq ft), Type B (611 sq ft) or Type C (1,430 sq ft). Type B works as a dual key: each of its two bedrooms has a private bathroom and a separate front door, and both open onto one common living and dining space.
What sets this building apart is at the top. Level 27 is home to Kota Kinabalu’s highest infinity sky pool, along with a children’s pool and a deck for sunset viewing that faces the South China Sea to the west. Lower down, the podium deck adds a splash park (the city’s first), a garden walk and a gymnasium.
Around the tower, ten acres of the former Kota Kinabalu Port are being redeveloped as The Quayside, a managed 400 m promenade lined with open-air restaurants and heritage-style shops, timed to open together with Q Suites. The iProperty.com.my awards have also recognised Jesselton Quay as Best Waterfront Development.

Development at a Glance

What the numbers actually say
420 homes on 1.3 acres is about 323 units per acre. That is high, which is what buys the price point — expect the common areas to be busy at peak hours.
Lift provisioning is the number people notice daily and can never change afterwards: 20 units to a floor, with 5. That works out to roughly 84 homes per passenger lift, which is about the industry norm.
Car parking is Over 400 bays, on Levels 1 to 3. In a completed development this is one of the few things you cannot renegotiate afterwards, so check it against how many cars you actually run.
Completion is stated as 2028. Ask to see that date on the statutory panel rather than in the brochure headline, and hold the developer to the panel version.
Unit Types
| Type | Size | Bedrooms | Bathrooms | Notes |
|---|---|---|---|---|
| A | 365 sq ft | 1 | 1 | Studio-style one-bedroom facing the Sabah International Convention Centre. Living area, separate bedroom, bathroom, kitchenette with washer-dryer |
| B | 611 sq ft | 2 | 2 | Dual key. Two bedrooms each with its own bathroom and its own entrance door, sharing a living hall, dining area and kitchen. City and sunset view. This is the show unit |
| C | 1,430 sq ft | — | The full sea-view unit at the end of the floor plate, one per level. Layout plan not released by the developer |
Each floor plate carries 20 units split across three types, and the type you choose largely fixes your outlook. The sea-view end belongs to Type C (1,430 sq ft), with just one per floor. Type B (611 sq ft) looks towards the city and the sunset, while Type A (365 sq ft) looks at the convention centre. Type B deserves a closer look because it is a dual key: the unit divides into two lockable sections, each with a separate entrance and bathroom, around a common kitchen, dining and living space. Two occupants can live independently, or a family can shut one half off when it is not needed. No floor plan for Type C has been published by the developer yet.
Layout & Floor Plan
All 3 plans below are the developer’s own drawings.

- Type B: 611 sq ft, 2 bedrooms, 2 bathrooms, dual key. Each bedroom has a private bathroom and entrance door, and both share the kitchen, dining area and living hall. It faces the city and the sunset, and the show unit uses this layout.
- Type C: 1,430 sq ft. One per level, occupying the far end of each floor with the full sea view. The developer has not released its layout plan yet.

Location & Connectivity
The plot is part of the former Kota Kinabalu Port, on the waterfront stretch running between the Sabah International Convention Centre and the international cruise terminal. Both are genuinely next door rather than a drive away: you can walk 50 m to the cruise terminal, and SICC is only 150 m off. Along the coastal highway, the city centre lies 2 km in one direction and the airport 10 km in the other.
This is the final plot on the water within Jesselton Quay, a masterplan SBC has delivered in stages ever since JQ Central opened. For everyday living, the important part is The Quayside: a managed 400 m promenade of shops and open-air restaurants running across the former port land, all 10 acres of it, designed with Gaya Street and Shanghai’s Xintiandi as its reference points. Its opening is timed to match Q Suites, so buyers are not moving into a construction zone. The tower finishes inside a waterfront that is partly complete already and that already pulls in cruise passengers and convention visitors.
- 50 m to Kota Kinabalu International Cruise Terminal, which sits directly opposite the tower
- Sabah International Convention Centre (SICC) — 150 m
- Kota Kinabalu city centre — 2 km
- Kota Kinabalu International Airport — 10 km
- The Quayside: adjacent, a managed 400 m seafront promenade with open-air dining, completing with Q Suites
- JQ Central: Jesselton Quay’s first phase, already finished, with shops at the base and the sales gallery up on Level 32
- Gaya Street: the old town’s heritage market street, reached by a short drive north
- Sutera Harbour Golf & Country Club: further along this same waterfront
- Tanjung Aru beach — the city’s sunset beach, south along the coastal highway

Where exactly is Q Suites @ Jesselton Quay?
It stands on land that used to be the Kota Kinabalu Port, just off Jalan Tun Fuad Stephens (the Coastal Highway). Distances are short: 50 m to Kota Kinabalu International Cruise Terminal, 150 m to Sabah International Convention Centre, 2 km to the city centre and 10 km to the airport.
When will Q Suites be completed?
The target is 2028. The sales terms allow 48 months counted from the date of the SPA, and SBC has itself announced that Q Suites, its last waterside tower, will be handed over in 2028 along with the remainder of the Jesselton Quay masterplan. At the last update the site was still being cleared.

Is Q Suites @ Jesselton Quay Right For You?
Why Buy at Q Suites @ Jesselton Quay
The cruise terminal is 50 m away; the convention centre, 150 m. Those figures describe the edge of the site, not a generous sales radius. Only one stretch of Kota Kinabalu’s waterfront handles both cruise passengers and convention visitors, and no other residential plot remains on it.
A rooftop built around the sunset. Level 27 holds the city’s highest infinity pool, and it faces west across the South China Sea. Visitors travel to Kota Kinabalu for its evening skies, and the tower aims its main facility directly at them.
A dual-key layout with real everyday uses. Type B fits two entrance doors and two bathrooms around one common living area into 611 sq ft. That suits a couple whose parent stays over, two friends sharing a home, or an owner who may later want to shut off one half with no renovation needed.
Much of the masterplan around it already exists. JQ Central has opened and its shops are trading. Work on The Quayside promenade is progressing, with completion matched to the tower’s. Buyers here are finishing off an established waterfront rather than gambling on a new one getting going.
A compact way in. Type A measures just 365 sq ft, among the smallest new layouts along Kota Kinabalu’s waterfront, so buyers can hold a city-centre address with sea views without taking on a large overall commitment.
Why Q Suites @ Jesselton Quay May Not Suit You
It is at site clearing stage with a 2028 delivery. That is a long way out. You are buying a drawing, carrying progress payments for years, and taking the full construction and delivery risk that a completed building does not have.
Commercial title, leasehold, 99 years. Commercial title means higher assessment and utility tariffs than a residential condominium, and some banks price the loan differently. Combined with leasehold, the long-run resale ceiling is lower than a freehold residential equivalent.
Twenty units per floor and five lifts. That is a dense plate. At peak hours in a 420-unit tower with heavy short-stay turnover, lift waits and lobby traffic are a real consideration.
RM0.45 psf is on the high side. A rooftop infinity pool, a splash park and a concierge cost money to run. It is a fair price for what is there, but it is not a cheap building to hold, and sinking fund aside, service charges in facility-heavy towers tend to rise.
Type C has no released floor plan. The largest and most expensive layout in the building, at 1,430 sq ft, has no layout drawing in the developer's public material. Ask to see one before committing to that type.
Our Take
Which unit should you choose at Q Suites @ Jesselton Quay?
Q Suites @ Jesselton Quay in Kota Kinabalu suits most buyers best as a Type B: two bedrooms, each with its own bathroom, in 611 sq ft, only 246 sq ft more than the one-bedroom Type A. Both bedrooms and the living hall face the sunset side. Type C has the sea-view end but no released layout.
- Why Type B
- The living hall sits between the two bedrooms, so they share no wall. Bedroom 2 and its bathroom open off the entrance vestibule, so that half locks off from the kitchen, living hall and Bedroom 1.
- Pick differently if
- Type A (365 sq ft, 1 bedroom) for one person, with a separate bedroom and a washer-dryer in the kitchenette. Type C (1,430 sq ft) for the sea-view end, after you have seen its layout.
- Check before you book
- The leaflet carries no legal panel and the fact sheet no licence number. Ask to see the developer's licence and advertising permit for Q Suites before you book.
