Is Grains Residences Right For You?

Why Buy at Grains Residences

Freehold, in Bandar Perda. Freehold high-rise stock on the Penang mainland is not common, and this one sits in the administrative centre of Bukit Mertajam rather than on its edge. The council, the tax office, the banks and the malls are all inside a few kilometres.

Two car parks, side by side. Not two bays somewhere on different levels — side by side, for every layout except the studio. Anyone who has parked in a tandem bay knows the difference that makes.

Three ways to use the same 1,020 sq ft. Types C, C1 and C2 are the same corner box as a three-bedroom, a two-bedroom with a bathtub and an opened-out living area, or a four-bedroom. You are choosing a way of living rather than accepting whatever the developer decided.

Schools and a specialist hospital within walking-to-short-driving distance. Jit Sin, BM High School and SMK Convent are all under 4 km, KPJ Penang Specialist Hospital under 1 km. For a family, that is the practical case.

The facilities deck is unusually complete for the mainland. An infinity pool, spa pool, sauna, pilates room and gym on Level 7, plus a sky garden with a lounge bar on Level 43A. And a 4.2 m grand lobby of about 2,500 sq ft rather than a token entrance.

Why Grains Residences May Not Suit You

Completion is June 2028 and the site was at pile cap stage in early 2025. That is a long build ahead of you, with progress payments the whole way. If you need somewhere to live in the next two years, this is not it.

Commercial title, even with HDA protection. Schedule H gives you the housing-development safeguards, but the title is still commercial: assessment rates and utility tariffs follow the commercial schedule, not the residential one. Budget for that as a permanent running cost.

Eleven units per floor and four lifts, one of which is the fireman's lift. That is three passenger lifts for a 401-unit tower. Expect waits at peak times.

No visitor parking at all. Not limited — none. Anyone visiting you parks off-site, permanently and by design.

Some floors come with a short-stay operator attached. The developer has brought in a short-term accommodation operator to manage certain floors, and buyers of those units are required to sign a rental agreement with that operator. Ask exactly which units that covers and read the agreement before committing, because it constrains what you can do with your own unit.
